Proposed legislation, titled “Prompt Decision for Qualification for Short Sale Act of 2011,” was recently brought to Congress by Representatives Tom Rooney (R-FL) and Robert Andrews (D-NJ).
According to an article written in The Colorado Springs Real Estate Journal, this new bill would improve the process for approving short sales.  Also backed by the National Association of Realtors, “…a deadline of 45 days on lenders to respond to short sales requests” comprise some of the contents of this piece of legislation.

El Paso County passes Denver as largest in Colo. - El Paso County has outpaced Denver as the most populated county in the state, according to U.S. Census data released March 13th.  El Paso County’s population — now 622,263, according to the 2010 Census — grew by more than 20% from 2000 to 2010.  In that same time, Colorado Springs grew by more than 15% to 416,427.

The numbers are out for the activity in the Colorado Springs Real Estate market for February 2011.  From what I’ve gathered, here’s my take on the temperature of the market:
Total active listings are essentially unchanged from last February to February this year, 4,361 and 4,315, respectively.  The inventory is healthy, but not excessive, in most price ranges. There still exists an inspiring ratio of sales to listings in our real estate market.
