homes for sale in carlsbad new mexico: Flipping homes and missing parts. Home inspections Carlsbad New Mexico - 10/20/13 10:02 PM
Flipping homes and missing parts. Home inspections Carlsbad New Mexico.
With this ongoing series of a flipper home I had the pleasure to inspect last week.
There are issues with the home. As we all know from the posts the roofing needs to be replaced and the exterior decks were and still are not to code at all.
With that said. The windows are my next area to post about.
If the home ids for sale and it is listed by a Realtor, then it would not be too much to ask that the home be ready to "show" to potential … (34 comments)

homes for sale in carlsbad new mexico: Flipping homes, the rules? Desert Sun Home Inspections Carlsbad N.M. - 10/19/13 11:34 PM
Flipping homes, the rules? Desert Sun Home Inspections Carlsbad N.M.   We have all seen flipper homes from time to time. Some areas of the country have a lot more than other areas. In and around Carlsbad, New Mexico, I run into about a half dozen of these homes a year. That's not a lot of flipper homes but it's enough to see why there has to be a home inspection on them. On my last post about this flipper home I posted about how the decks were not even close to being correct. You can see the post here if … (19 comments)

Flipping homes, are there rules? Desert Sun Home Inspections Carlsbad.
At Desert Sun Home inspections in Carlsbad, New Mexico.
We get to see a lot of homes that the buyers want to buy but they don't realize the home is a flipper home.
Are there any rules for these flippers of homes to follow? Not that I'm aware of.
Buying a flipped home in many cases is a good thing when and if everything has been done correctly.
So this gives many buyers the sense of the home has been totally remodeled and should be in great shape simply because the … (30 comments)

New Home inspection in Artesia, New Mexico. New Home and the issues.
This is a prime example of why even new homes need a home inspection. This home was built by a very well known reputable builder. With that being said. Even the best of builders homes still need to be inspected for the peace of mind when it comes to spending a lot of money for a new home. This home was built in 2011.
I arrived at the home for the inspection a little early and got started on the exterior of the home.
The Owners of the home … (26 comments)

So you added a garage. Major issues. Home inspection in Hobbs N.M.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
There are times when the buyers find out that the home of choice has issues. Major issues.
This buyer is a younger lady that is in law enforcement.
When they show up for the inspection wearing their uniform, makes me let's not say nervous, but a little more intensely interested in the inspection.
This home which was built around 1965, is the typical ranch style home.
Then a garage was added to the home a couple of decades later. Around … (80 comments)

Buyer on a mission. Home inspection in Hobbs New Mexico shadows.
At Desert Sun Home Inspections in Carlsbad New Mexico.
We like it for the buyer to be at the home inspection.
In many cases they will be in you back pocket for most of the inspection.
One big thing is when the buyers are at the home, you spend a lot more time inspecting the home. There is a lot of explaining to the buyer. They usually have a lot of questions about why and how they can get the issues resolved.
What many buyers and home owners don't realize … (22 comments)

In this mini series from Desert Sun home inspections in Carlsbad New Mexico.
I have been posting about all the things that were found by my inspection company verses the other inspection company. Often referred to as the Cake Inspector.
Let's take a simple look at the exterior. Mainly the crawl space access.
It would seem that everyone should know that any crawl space access be as tight as possible to reduce the chance of letting water and rodents under the home. That being said let's take a look at the way … (20 comments)

Buyers beware getting a home inspected. Get references and a sample report.
When a buyer chooses a home inspection company. The buyers in most cases depend on the strengh of the agents recommendation for the inspection company.
In some cases this is a really good way to get the best in the business in your area to inspect your home.
But in other cases there are those inspection companies out there that simply go through the motions of
"Looking around"
Then end up issuing a handwritten report that says everything is fine.
Case in point: Home built in 2010, a … (58 comments)

Upgraded roofing in 2010? Does that mean a new roof? No just venting!
On most homes there is a MLS sheet in the home when I get there. I usually read the info on the home to see if the listing agent is on top of their game when touting certain things about the homes improvements.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
In this case the MLS sheet say's the homes roofing was upgraded in 2010.
But in reality, only the venting was upgraded in 2010. Before the home had just Two end gable vents. Not very … (35 comments)

Pre listing inspection goes bad. For sale by owner, as is not the way.

We like the pre listing inspections. We can help the seller prep their home for sale with a "Move in Certified" inspection.
I did a pre listing insection on a home about a month ago.
This home had a few issues that needed to get repaired before the home goes onto the markets as a for sale by owner.
The sellers told me they would contact me when the repairs had been completed and I could do … (16 comments)

Home Inspection, Electrical issues Artesia New Mexico. Desert Sun Inspections.
When adding electrical so called needs for a home. It's best to leave it up to the pro's to do the job the right way.
In most cases the electricians do it the right way.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
We find a lot of electrical issues that should not exist.
Every family has an "Uncle Bob", This guy thinks he knows how to do most anything in and around the home. But in reality, all he is doing is increasing the possibility of a catastrophic failure.

homes for sale in carlsbad new mexico: Furnace replacement, contractors need to pay attention to details. - 08/27/13 11:30 PM
Furnace replacement, contractors need to pay attention to details.
When homes get new appliances installed. The owners of the homes are really counting on the contractors. They want the new appliance installed the right way every time.
The customer should not have to tell the contractors to do the job the right way. After all they are being charged for doing the job or install the right way. So why not do it the right way every time?
At Desert Sun Home Inspections in Carlsbad, New Mexico.
I run into homes with newer appliances. These could be a new furnace, water … (26 comments)

Agree to disagree with the roofer. No the roof is fine, no replace it.
At Desert Sun Inspections in Carlsbad, New Mexico.
I pride my self in my home inspections. I do know what I am doing when it comes to inspecting homes and roofs on those homes.
I did a home inspection in Artesia New Mexico last week. There was some roofing issues. Like the pipe penetrations needing to be re sealed at the boots.
The owners of the home sent out a "Rooing expert" to inspect the work to be done.
The estimate comes back for a new roof. … (31 comments)

$1,000.00 Later the water heater was in. But is it installed correctly?
It seems most home owners find that time that a home appliance breaks down at the most inopportune time. But then is there ever  good time to have a home appliance break down? I think the answer to that is a solid "NO".
This home owner wanted to see if the install was correct. This is why they called Desert Sun Home Inspections to get a "Trust but verify inspection".
The water heater had broken down on a Sunday morning. The owners called the plumber wanting them to come … (29 comments)
