We have all seen flipper homes from time to time. Some areas of the country have a lot more than other areas.
In and around Carlsbad, New Mexico, I run into about a half dozen of these homes a year. That's not a lot of flipper homes but it's enough to see why there has to be a home inspection on them.
On my last post about this flipper home I posted about how the decks were not even close to being correct. You can see the post here if you missed it. Called,

Here we have many issues with the roof that need to be taken care of. The main one is that the repairs made were made by amateurs in the field of roofing repairs.
Take a look at what was in place at time of the inspection.
Roofing repair.Actually the roof is in the last stages of being a viable roof.
The roof has a lot of hail damage and the roofers did not repair the roof correctly. the roof should have been replaced years ago.
Poorly installed vent boot.
As you can see by this vent boot. The roofing installers didn't know how to repair the roof correctly enough to be a proper repair.
 There was some rain recently that did leak into the home.
Roof leak in master bedroom.
The entire interior of the home has been freshly painted.
But this still was not enough to hide the roof leaks. I recommended the roof be replaced as it was at the last stages of a useful life.

Never a dull moment with home inspections and real estate in general.  I work with investors who flip homes on a regular basis.  I use to flip then it got old and the profit dried up for a while so now we invest in other ways.

I think that a new roof would really pay for itself on this building Clint. It doesn't look all that large and the new owner will rest assured that it would last for years to come!

A flip is probably the one that needs inspected the most.  Flips are some of the shadiest contracting ever, and most done without a permit!

Always cheaper to patch a roof. The sellers want to save time and a lot of money. But in this case the roof still leaks and is worn out. Roof replacement is immanent.

The really good thing is the home is empty and can be worked on post hast. There has to be a good roof on the home or no deal.

The interior has issues but  the major issues are with the exterior of the home. The roof being number one.

Looks like they never painted that ceiling.  But the leak is not a recent one either, apparently happening before!
