I guess those flipper dudes don't realize how attractive that property would be to a buyer if it had a NEW roof! Always a great selling point vs a patched roof... silly boys!
Never a dull moment with home inspections and real estate in general. I work with investors who flip homes on a regular basis. I use to flip then it got old and the profit dried up for a while so now we invest in other ways.
I think that a new roof would really pay for itself on this building Clint. It doesn't look all that large and the new owner will rest assured that it would last for years to come!

This ia pretty bad repair job, good thing the buyers hired someone who knows what there doing.
A flip is probably the one that needs inspected the most. Flips are some of the shadiest contracting ever, and most done without a permit!
After seeing the exterior the other day the inside did not surprise me. I thought it would be in a lot worse shape then you showed.

Always cheaper to patch a roof. The sellers want to save time and a lot of money. But in this case the roof still leaks and is worn out. Roof replacement is immanent.

Looks like they never painted that ceiling. But the leak is not a recent one either, apparently happening before!
