These 2 attract way more attention than I ever could by wearing a name tag! They are smart cookies! REAL ESTATE is in their blood! They'll frequently comment on homes we see when we are out-and-about or when I'm looking up new listings in the MLS:
"this house is nice but too bad it's on a busy street"
"they should have spruced up their yard before putting it on the market for sale"
"I don't like that kitchen, it looks old"
"maybe they should have hired a stager"

Getting my Silver Spring, MD buyers under contract is always cause for celebration. Cautiously at first, of course, since there are always a number of hurdles to clear until we can pop open that bottle of champagne.
Getting my clients a home slightly under list price and with a couple of seller concessions in the market we are currently experiencing, is even more cause for celebration ... how we did that is another blog post however. I don't want to jinx it!

I've been working with a couple of awesome relocation clients for a while now, sending a listing update every Monday. We are in the understanding-what-my-money-can-buy-me stage which not only requires properly filled in listings and accurately pinned locations but also pictures, good pictures. Pictures can be tremendously helpful to a buyer when trying to understand what is available in ones price-range. The sale statistics for 20905 Silver Spring, MD show that the area is off to a somewhat slower start than at the beginning of 2011. Since January 1st, 2012 7 homes sold with an average sales price of $375,000 compared to 11 sales during the same period last year. Statistics for both periods show 4 distressed sales respectively. 27 homes are currently pending in 20905, 2 of which came under contract since the beginning of the year. According to an analysis published by Real Estate Business Intelligence on January 10th, 2012 inventory levels were at their lowest since August 2005 at year's end! If a low inventory meets with a higher demand, it will put an upward pressure on prices. What do the 2011 Silver Spring, MD home sales statistic look like?  I've shown at least 3 vacant homes recently that clearly had not been checked on in a while … These were not foreclosures and not even short sales – just good ol’ regular sales, imagine that!

My guess is the listing agents have not been back at these properties since placing the lock-box! I'm not talking about stopping by on a daily basis but occasionally is a must! This little guy was only briefly scared away from his prized possession as we entered the house. When we were ready to leave he was going about his business again and not even our presence on the other side of the storm door and flashes from the camera phone could stop him. We watched him defend and then almost disappear completely in the pumpkin.
And let me tell you ... that pumpkin was cleared out! He was working on the last 10 seeds or so! Maryland pumpkins are a hot commodity! … (13 comments)
