We visted this issue a few months back.  Why should I buy when the market will probably go lower?  Well we first need to examine, why you are buying.  If you are purchasing to find a home to live in and plan on staying in the property the next 5 years or so IT IS A GREAT TIME TO BUY!.  I say that for a few reasons.

we are experiencing an increase in activity!  This is the first time in my 20 years I have experienced prices and interest rates falling at same time.  In the LA suburb of Palmdale and Lancaster I have clients purchasing properties for approximatel 40-60% less than there selling prices at the market peak and are renting them out with positive cash flow!  Can you imagine that?

I want to get this out to people.  HOMES SELL DURING THE HOLIDAYS AND FIRST OF THE NEW YEAR!  SOME AGENTS TAKE OFF, but people BUY AND SELL.  Buyers this is a great time to get yourself a GOOD DEAL!  There is not as much activity in the way of traffic, so seller are glad to see buyers at this time.  Sellers also realize buyers looking this time of year are serious.  THAT IS A KEY!  It is not a "looking" time of year but a buying time.

How many times in this market have we heard this?  Consumers ask yourself this question:  Are you looking for a foreclosure or are you looking for a good deal?  It appears everyone thinks of the word Foreclosure and assumes it is a good deal or THE ONLY DEAL in town.  That is not necessarily the case.  I ask my clients all the time do you want me to find you a foreclosed property or the best property that meets your qualifications of a "good deal?"

I often get the comment from potential and past clients on whether or not they should purchase in the current enviroment.  My reply is it depends on why you are purchasing.  As the market has continued to rise I have plenty of clients that either stayed on the sidelines or were left on the sidelines because they did not or would not make a decision to purchase.  Although the market has slowed and "depreciated" some off of its highs, it is still alot higher than it was when alot of these people did not make the decision to get in.  I … (0 comments)

What is service to a buyer or seller?  I was taught originally you make friends with your prospects, treat them like family, hold their hand, never really become too aggressive.  Then I went to a different seminar.  It was explained to me I was in the business of selling homes, and the only way to be judged is did the seller home get sold, did the buyer get the property.  Did not matter what happened, who did what as long as the deal closed you did your job,and that is service!

I have heard alot of newer agents (some seasoned too) tell me they feel uncomfortable using scripts.  It is not natural and they feel the public realizes they are phoney and will not trust them.  I say the opposite.  Do you think tiger woods or michael jordan ever practiced that big putt or big shot prior to being in the game?  Let me tell you, you are using scripts and dialogs and you are practicing, but some of you are practicng on your customers!  That is costing you thousands of dollars!  Getting face to face with a potential customer and not … (0 comments)
