I have been selling real estate 27 years now, and at a higher level than most. I have been blessed to represent many many clients, sells hundreds and hundreds of home. I am asked often why we reach out to help homeowners that are behind in payments. Why not go after ONLY the clients with a lot of equity? Why not go after clients with homes that worth much more money like the Millionaire Realty shows? The market has changed; there are no more short sales, no more families needing assistance. The market has taken on some serious moment in areas I service the last 12 to 18 months but the last few months we have noticed another shift of sorts. This leads to the question I get from sellers, and potential sellers: Is it still a good time to sell my home? Well there is no one uniformed answer for that. Fortunately this turned into a success story. We have too many people that do not understand the bank is not is not in the business of GIVING LOAN MODIFICATIONS and they are not your "friend" in this process. The bank is a debit collector and its job is to PROTECT and/or minimzie assests and losses to its shareholders and investors. The bank is not looking to just do loan modifications and principal reductions. One thing we can count on in real estate is change and sometimes it is fast, sometimes slow, sometimes drastic sometimes suttle. Earlier in the year we had really low inventory. Properties were selling fast, above list price, in multiple offers. Some were removing appraisal contingency, no termite inspections etc.....Well in the areas I service I am noticing this. Properties priced well (as in any market) are selling.....maybe not as fast but in good time. The real estate market in areas I service has made some dramatic changes, and if there is one thing I do know, it will change again, and change again, and change again. You must be prepared and adapt as an agent to the needs and the best opportunities for the consumer. We went from properties sitting on the market, prices dropping and low interest rates, to very little inventory, low interest rates, properties values rising dramatically in a short period of time, and multiple offers on homes. Not only are we in the field out helping families, we are also connected and “in tune” with many of the banks, and get a good pulse of things going on. I have a couple of things to discuss. The first being the homeowner that is 61 days late on the mortgage. Need less to say this becomes a stressful time.
