We just closed a probate home Monday which was another fantastic situation where I was able to really help an Administrator who had much more need then just selling her brothers home. I had some shady real estate agents do some crazy things to try to grab this business but as usual knowing the Probate Procedure prevailed for me and I just closed earning a $24,500 Fee and also a $2600 Loan Referral from a $425K sale.

I want to stress how great a niche working Probate Real Estate is. After 4 months of back an forth communication between the Executor, Estate Attorney and myself we are finally ratifying our Investors Purchase of a Home in Cupertino which has a $2.5 Million Dollar upside. This requires my investor to tear down and rebuild so he is basically buying a lot and will be into the the new building around $2.2M and will have a $2.5M resale and probably a $200K plus profit! Every once in awhile I like to clear the air on what I do and to make sure agents an investors looking at probate real estate understand this is not about only buying low it's about SERVICE! Yes, we do 4+ Flips a year on Estate homes but this isn't our focus for every estate home. If you place buying low and selling high as your primary reason to work probate homes then you most likely will have a short career or none at all. There is a new buzz in the real estate brokerage business and although still new (6 yrs) there is a switch going on how real estate brokerage's are operating and over the next 5 to 10 years you will see a very different business model for real estate agents to work under.

In California when a probate file is established the Personal Rep (PR) through the Estate Attorney will be petitioning the court for Letters of Testamentary (Will) or Letters of Administration (No Will) which will also give them certain rights of what they can and cannot do in regard to the decease assets. Many States have a similar situation and it's easy to compare if your State does or does not but lets discuss what this means for the real estate agent or investor who either has an offer for the estate or wants to take a listing.

probate: SAVE your Investors Inspection Costs EVEN WHEN the deal is a NO GO

Since my business is based around selling probate homes to my investors off the MLS market, there are steps I take to insure I'm not wasting my investors money on deals which don't close. We make many offers and they are always "as is" subject to inspections. My inspection costs today is about $550 for Pest, Roof, Home and Sewer Lateral. I always have these checked to make sure my investors purchase is sound.
So if I make 6 offers during the month for 2 of my investors the inspection costs would be roughly $1650 for each investor on the properties. Since … (0 comments)
