No one rings a bell when the market turns. You don't hear the clang like on Wall Street when it's time to stop trading. However, I'm hearing some chimes in the distance. Crash? Probably not. Why? Because everyone needs a place to live. However, I am seeing more price reductions than before. In fact, I rarely saw one in the last few years as sellers were really riding the wave and pushing list prices to the max. When it comes to inspections, don't be a Dick........ In our area, we've done a few deals with an agent named Richard. Whenever you received a Request for Repairs from him, you knew it was going to have everything on their including the kitchen sink. It's as if the buyer's are wanting the sellers to finance a complete remodel of the home. There are some agents like Richard who think that they have to become the "hero" to the buyers by attempting to do this. But I do have to say that in most cases, it is counterproductive. Why? A contract is one thing, an escrow is another............. So many times I've seen the case where a principal and their agent fill out a cancellation of contract, and once it's signed, they think it's all over and done. Not quite. What you need to keep in mind is that the contract between a buyer and seller is one thing. The ESCROW, however, is not one in the same. In addition to cancelling a contract, you must also cancel the escrow.
