Holt Woods home sales  saw a slight increase in sales in 2016 compared to 2015 but the prices picked up nicely. Days on the Market is not listed because it didn't change at all. The MLS shows the days to sell at 42 but the actual time is much shorter. The clock doesn't stop ticking until the contingencies are removed.
 

An interesting thing to note with this report is that the average list price and average sales price changed by only .02%. Many of the homes sold at or above listing price. The … (0 comments)

Holt Woods home sales  increased 50% in 2016, and prices increased 10%. Middle Tennessee sales increased 8% and general sales prices were up 7.5% .
 

Holt Woods tends to follow closely with Bradford Hills since the same builders built them. The floor plans are largely the same with the exception that some of the smaller plans were eliminated.
 
Because of this you see larger homes in Holt Woods and the Price/Square Foot is less.

Holt Woods home sales and prices  increased just 2% in 2014, and they were behind the generalin middle Tennessee which were up 4% . Sales were down 25% but being a smaller neighborhood, the number of sales each year fluctuates.  General Home Sales in Nashville TN were up 19%.
 

Holt Woods tends to follow closely with Bradford Hills since the same builders built them. The floor plans are largely the same as is the square footage.

Holt Woods home sales and prices not only increased in 2013, but they beat the general averages throughout Nashville. Sales were up a remarkable 81%. The following chart shows the numbers for 2012 and 2013.
 
 
Sales prices show a 5% increase. With the variety of floor plans in Holt Woods, the home sizes can vary from 1200 square feet to almost 3000sqft.
For this reason we also looked at the Sales Price/Square Foot. These numbers increased from $86.48 in 2012 to $98.35 in 2013. This resulted in a 14% increase!

Holt Woods has seen an increase in both the number of sales and the prices of their homes this year! Sales were up 54% compared to the same time period in 2012. That's almost identical to the 56% increase that Bradford Hills saw.
 
 
There are currently 6 homes for sale and half of those have contingencies on them. That leaves a less than 3 month supply of inventory.
Holt Woods Homeowners who are thinking of a move, should seriously consider getting their home market ready!

Holt Woods showed a dramatic increase in it's sales the first quarter of 2013, compared to that of 2012. There was only one sale between January and March of 2012 and 4 in the same period of 2013.
It's hard to compare prices, with so few transactions but the indication is, while adding in the Bradford Hills sales, that prices are up close to 10%.
The two neighborhoods combined have a total of 10 active, non-contingent, homes for sale. With 9 sales in the spring quarter that puts them at a 3 … (3 comments)

Holt Woods home sales stayed strong in 2012 compared to 2011. Prices appear to have increased a good bit.
We think when the end of months sales are reported that Holt Woods sales will be the same 12 as in 2011. The sales price increase is remarkable since they stayed somewhat stagnant in 2011.
It's an interesting contrast to Bradford Hills, where sales were up 58% for the same time period. But prices only increased 2% compared to the 10% increase in Holt Woods.

Holt Woods saw a slight decrease in the number of homes sold but the price increase more than makes up for the difference. Nashville in general has seen both price and number of sales increases month after month in 2012.
The Holt Woods subdivision is linked with Bradford Hills and the trends in one tend to match the trends in the other. The following numbers show the sales for the 3rd quarter of 2012.

Holt Woods home sales, though down a bit in number are seeing a nice increase in value. Sales prices were up 7% compared to sales during the first half of 2011. This is more than double the average increase in the Nashville area.
There are currently 7 homes listed for sale in Holt Woods. In 2011 few if any homes sold for over $200,000. This spring Holt Woods had 2 sales over that price. Currently most of the active listings are over $200k.

The Holt Woods Spring Market Report is being reported with the Bradford Hills Market Report. The number of homes sold was down just a bit, as were the sales prices. Prices appear to be stabilizing. 
 
 
There are currently 12 homes on the market as active with 3 of these having contingencies on them. The sole pending property is a short sale.

Holt Woods saw a nice increase in sales in the year 2011.
Nashville's Real Estate sales were up 1.8% for the year and 18% for the final quarter of 2011. Holt Woods was way ahead of that!
 
 
Prices are still down a bit but the outlook for 2012 is very positive.
There are 3 homes showing active in Holt Woods and one of those has an Inspection Contingency. That leaves a less than 3 month supply of inventory.

Holt Woods saw it's home sales double over the same time last year.
Last fall there were only 2 sales in the third quarter. One of those was a foreclosure. The other had a sales price of $192,000. The 2 had an average days on the market of 136 Days.

Sales are up considerably in Holt Woods. For whatever reason, sales in 2010 were sluggish and the Tax Incentive did not push them up. 2011 on the other hand as seen a steady number of properties sold.

Sales were up 300% in Holt Woods this first half of 2011! This is somewhat unusual since there was no Tax Incentive this year but there was in 2010. One has to wonder what causes the difference in thinking. Maybe that Interest Rates are still incredibly low and that it appears that prices have bottomed out finally and could actually be inching up!

Sales have been up and down this past 12 months in the Holt Woods and Bradford Hills neighborhoods.  We've put them together because they share so many of the same characteristics.
The past 3 months have been the most active with an average of over 3 closings each month.

The Numbers in Holt Woods are all over the place this year. Instead of doing a chart we'd like to explain the dynamics of the Market in Holt Woods. There are over 40 different floor plans with the homes ranging in size from just over 1100 square feet (sqft) to almost 3000 sqft. This means that prices can vary by up to $70,000.

The Holt Woods subdivision has struggled to sell in 2010. Normally a very popular place to live with already affordable prices, sales have lagged even during the time of the First Time Home Buyers Tax Credit this spring. Homes in Holt Woods continue to maintain their value even as prices continue to decline in many areas of Middle Tennessee. The total number of sales is down 25% but the prices have barely moved.
Nashville TN Real Estate has seen the decline in sales and prices like the rest of the country. With overall sales down just over 9% for the City and prices down 11%, Holt Woods continues to be a good value.
