Holt Woods 2013 Market Report
Holt Woods home sales and prices not only increased in 2013, but they beat the general averages throughout Nashville. Sales were up a remarkable 81%. The following chart shows the numbers for 2012 and 2013.

Sales prices show a 5% increase. With the variety of floor plans in Holt Woods, the home sizes can vary from 1200 square feet to almost 3000sqft.
For this reason we also looked at the Sales Price/Square Foot. These numbers increased from $86.48 in 2012 to $98.35 in 2013. This resulted in a 14% increase!
Holt Woods tends to follow closely with Bradford Hills since the same builders built them. The floor plans are largely the same as is the square footage.
Bradford Hills only saw a 10% increase in the Price/Square Foot. The sales prices were also about 10% less than in Holt Woods.
Compared to the Nashville area in general, both beat the average. Nashville Real Estate sales were up 15% in 2013 compared to sales in 2012. Median prices increased 11%.
Holt Woods currently has 2 homes listed as Active in the local MLS. Both properties have inspection contingencies, leaving no inventory at all.
There is one pending listed for $180,000. It is a home that has been on the market for a long period of time and is currently listed as a Short Sale.
Home sales are expected to increase in 2014.
With low, or in this case, No Inventory, Holt Woods Homeowners considering a move in 2014 should consider getting their homes ready for sale earlier than usual this year.
Holt Woods is located in what is called the Nipper's Corner area of Nashville. Situated directly south of the city and less than a mile from the Williamson County line. It is half way between I-65 and I-24 giving it access to all areas of the city in less than 30 minutes.
