STRIKING A BALANCE IN LIFE WHEN IT COMES TO THE REAL ESTATE BUSINESS

I have to admit that I am a workaholic. I would work seven days a week nonstop if I was single. Work can be very addicting to me because I want to get the job completed. I am very good at what I do when it comes to real estate. Therefore, I have no problem in attracting new business. My grandfather taught me at a young age by saying the following statement see
“Never give up work today because it may not be there tomorrow.”
My grandfather was a hard worker … (36 comments)

TENANTS REFER OTHER PEOPLE TO FILL RENTAL VACANCIES

The Phoenix real estate market is hot especially for rentals. I am seeing more and more people relocating to Phoenix, Arizona. The Phoenix job marketing is on fire with many new companies relocating here. Plus, the companies who have been here are expanding their operations. That means they need affordable housing and educated workers to fill these job vacancies.
The great thing about taking care of tenants is that they will take care of you by referring their friends and family when it comes to real estate. I have filled two vacancies in the last … (18 comments)

WHEN A TENANT REFUSES ENTRY FOR REPAIRS

Repairs are going to happen when one owns rental property. Yes, things will break after you purchase the home and place tenants. How does one make repairs going forward? Do you have a reserve to cover minor and major repairs? Perhaps, one should purchase a home warranty to offset a financial disaster. That is a personal choice.
What do you do when a tenant refuses entry for repairs? There are times when tenants believe they know the law better than anybody else. Personally, I do not argue with the tenant. I simply remind them that the … (26 comments)

REAL ESTATE PROFESSIONALS MAKE A DIFFERENCE IN THEIR COMMUNITY
Real estate agents live in their local community so much is expected from us. I know many of us volunteer in several different organizations in ones local community. I am a type of person that must take action. The school that my children attend was facing a shortage of parent volunteers to join the parent teacher organization. I joined the organization this past October because the annual Turkey Trot event was going to be cancelled if someone did not stand up. So, I could not have that happen. It was awesome to see … (19 comments)

ELEMENT OF SURPRISE STILL NUMBER ONE STRATEGY PHOENIX PROPERTY MANAGEMENT

Many people ask me how I ever got into Phoenix Property Management business. I have excellent background in operations, technology and people skills which are very much needed in doing Phoenix Property Management. One must be able to speak to tenants and still be the law of the land. Many times tenants believe they are right all the time. I simply go back to the lease they have signed.
I recently evicted a person for failing to pay rent on a consistent basis. I know I was asking a great deal for a … (30 comments)

IT PAYS TO PAY ATTENTION AT ALL TIMES

It was another normal Saturday showing rental properties to potential tenants. Again, I own and run a Phoenix Property Management company located in Phoenix, Arizona. I showed three potential tenants the same unit in about forty five minutes. Things were going well. I have one tenant moving into one unit coming this weekend.
I stayed around talking to the tenants. They informed me that one unit was abandoned by the tenant. They left the back window wide open for homeless people to enter the property. The previous tenants trashed the place. I immediately sent … (15 comments)

I LISTEN TO LIFE STORIES ON A DAILY BASIS PHOENIX PROPERTY MANAGEMENT

I have been involved with Phoenix Property Management for about eight years of my real estate career. I have combined my operations management skills along with my gift to gab to people into a full time career. I kept telling myself I would never do Phoenix Property Management. Then, I accepted an opportunity where it combined Phoenix Real Estate Sales and Phoenix Property Management. I fell in love with it.
I opened my own real estate brokerage to model the success that I have been having over the last eight years.

MOVE OUT INSPECTION AND HOME RENTED LESS THAN THIRTY MINUTES

I am working with a new investor that owns several homes in the Phoenix real estate market. The investor continues to give me homes as they become vacant to find new renters for it. So, the investor gave me two new homes to conduct a general move out inspection for the owner.
I posted the home for rent on Propertyware to start obtaining phone calls. I had one person call me after five hours of me posting the home online. She explains to me that she is totally fed up with dealing … (21 comments)

THE ANSWER IS STILL NO…………

I have been managing a fourplex for my investor for the past year. He purchased below market value. Then, we completely invested money to bring the property back up to market value. It took us over four months to complete the project. Then, his listing agent put the property up for sale.
Many of you know that I own and operate a boutique Phoenix Real Estate and Property Management company called Real Estate and Beyond. We love working with real estate investors on projects like the one above from start to finish, The owner was very happy … (22 comments)

DO YOU USE BUYER BROKER AGREEMENTS? READ MORE..................

An agent who spends time searching and showing homes to a buyer without a buyer broker agreement, is likely to have a disappointing situation occur.  It's like being married without a marriage license.  After spending time, effort, and energy, searching for homes and showing homes, a buyer can choose to work with another agent at any point, with no consequences.  Some people just don't understand the work involved when searching for a home and end up having little respect for the agents time.

Buyer agency relationships are in writing and require … (14 comments)

FHA BUYER PURCHASES FOURPLEX PRIMARY RESIDENCE HIRES ME FOR PHOENIX PROPERTY MANAGEMENT

Many young buyers forget that they can purchase their first property up to four units. I assist many Phoenix home buyers purchase their first property using FHA mortgage as long as the buyer lives in one of the units. Recently, we have a single person who purchased a fourplex with FHA mortgage financing. This person will be living in one of the units. Then, the other three tenants will be paying rent. That rent will be used to pay down the mortgage. Then, this person plans on doing the same … (9 comments)

THANKS FOR ANSWERING YOUR PHONE TODAY

I know many of us spend many marketing dollars each and every month to make the phones ring. Statistics say we have less than five minutes to respond to a message left by a prospect before they call the next real estate agent. I will never understand why real estate agents never answer their phone. The number one way I get business is that I answer my phone.
Let me give you an example from the other day. I was busy collecting past due rents last Friday. I received a phone call at 5:15PM from an … (17 comments)

I am sure many of us attend many social functions throughout the month. We have many opportunities to pitch our real estate business. However, we must get it right the first time so that people understand who we are and what we do for a living in case they need our services at some other time. So, I continual network each and every day. However, I am going to an event next Friday that will have well over 100 people. That is a great deal of people in one location. So, I am … (9 comments)

ACCEPT RENTAL PARTIAL PAYMENTS THE CORRECT WAY PHOENIX PROPERTY MANAGEMENT
There are more and more people investing in real estate for retirement purposes. That means being a landlord is all new to them. Many people start by managing their own properties thinking that it is easy. It is easy when we have great tenants that pay on time each and every month. However, what do you do when the tenant does not pay rent for a month or two? This is when the new landlord gets confused. The tenant continues to tell them they will pay rent and fails each time.
Many of … (13 comments)

LOCAL MARKET REPORTS MAKES THE PHONES RING

It seems every local real estate market is crazy this time of year. Many cities across America are experiencing low inventory, mortgage rates are low and there is a high demand for quality homes for first time home buyers. How do we attract more business for real estate? One of the ways I have learned to obtain more sellers and buyers has been monthly market reports about Phoenix.
I am using a program named RBI. It is the paid version via my multiple listing service. It provides the following data for me see below
