The above quote was by General and then President Dwight D. Eisenhower.  As the market is beginning its turn and prosperity will once again bless the real estate market I wonder how many agents are going down in defeat?
At the last board meeting I attended they anticipated a drop of 30% in the agents just at the board I was associated with.  There are three other boards in this general area and I do not have the figures for those, but 30% in one board what a tragedy.

I just received a call from an agent whom I've written about before.  This guy is a jewel.  I believe if I followed him around for a week I would have all the subjects needed to write enough blogs for a full year.  He related to me he was showing some homes today and met his clients at a new construction home in a nearby city.

Seriously what did you accomplish today?  You have a schedule, did you follow it, and did you make those phone calls?  Did you knock on those doors, did you write that listing, contract, and call a loved one?  What exactly did you accomplish today, if you did not at least do any of the things I've mentioned than you might want to take a long look in the mirror?

That's right you heard me, as Americans (my generation anyways) was taught if we have a problem or competition just throw enough of the green backs out there and you'll win.  Not so lately think of all the ways an agent can market themselves and do so at a nominal cost.  Just because you have a large wallet does not mean you can win. 
We all want to be winners (another post) but now you must outthink the other agent to get that listing, write the contract, bring the buyer to you, and so on...

When I was in my 60 hour pre license class the instructor told us to be sure and try to find an agency that has training and lots of it. In my last two years of my former profession I was the training coordinator so I knew and appreciated training. 
We have agents coming in from other agencies; they (not all) have told me there was no training at the other agency.  They would give them a cubicle or desk and congratulate them for joining the company and that was it...  Unless they asked no one would guide or assist them … (6 comments)

In this time with all the headlines about foreclosures, banks are collapsing, large corporations shutting their doors kind of hints at doom and gloom.  It is if you are listening to the headlines.  You can however write volumes about what the networks and news corporations are not telling you.

What do you really believe in?
 
Think about it what do you believe in?  I'm not talking about your religious beliefs I'm talking about other ones. 
Do you believe you're a real estate professional? How about a great salesperson, negotiator?  Are you better at getting that listing, finding that elusive buyer? Just what is it in this business that you are good at?  Or should I ask what do you believe you're good at?  If you've been at it over 6 months to a year ask the other agents or your broker if they haven't already told you they should.

Some call it that itch, twitch, hair standing (not in my case) up on the back of your neck whatever terminology you wish to use you know what I'm talking about.

Simple statement but all so true if you think about it.  I'm guilty as most of us are.  Before you pick up that phone you look at the expired listing its 500,000.00 and you've never talked to a client with a home worth that much.  You think to yourself "I'll never get this one." and of course you don't.  Before you ever dialed the number you convinced yourself you were going to fail (negative thoughts).  Lets for sake of this say you get the person on the phone and get a time for a … (11 comments)

 I had an agent the other day call me and asked for my assistance.  This agent told me he had a client who wanted to see some property in an adjoining State; however he did not have a license in that State.  Knowing I did he ask if I would show the client the property and we would figure out the referral later.  I agreed and knowing this agent I thought nothing more of the deal.

Come on admit it you know what your strengths are.  Is the phone just a phone to you?  To some agents it's a monster just waiting to choke them if they try to call someone.  What about going to someone's home and knocking on the door?  Worried about what kind of reception you'll receive?  These are only two of an endless number of possibilities if their your strengths than your among the few.

Ever wonder why some agents just seem to get the listings and contracts?  Maybe it's because the agent has been around for a long time and is well liked and known in the community.  Maybe just maybe the agent has a reputation for getting things done.  Why not a little of both?

We had training the other day.  An agent who has a tremendous amount of experience wanted to share some thoughts and as he was talking he said the above three sets of words, ask questions, listen and react. 
Having a great amount of respect for the agent I listened and although I might not quote him verbatim this is what I took from the lesson:

I'm a new agent and excited as you know at my first time to have a listing presentation.  I've pulled the CMA'S covered all my bases, have my presentation CD.  This time truly I do, I'm fully covered, you know how newbie's are sometimes their over prepared.  Anyway I'm off and the presentation goes off without a hitch the client signs the contract.
