raleigh: Walking that fine line - 09/08/11 04:43 AM
I am talking about what you are willing to do or spend to get a listing sold.  I am not speaking of the normal advertising stuff that agents are expected to do, I am talking about going above and beyond what is normally the agents duty and crossing into what is the sellers responsibility to get it sold.
We all know that we don't get paid unless the home is sold and goes to closing.  Are you willing to do any of the following
1- Mow the grass?  Your seller is unable to pay someone to mow and is not able … (2 comments)

raleigh: Is you picture on your yard sign - 09/08/11 02:57 AM
There has been debate over the use of the agent photo on a yard sign.  I an not in favor if it for a couple of reasons
1- Safety.  We all know there are people out there who want to do harm.  What better vehicle than driving a neighborhood, seeing the yard sign of a pretty agent and calling pretending to be a buyer and requesting a showing.  I know we have all been taught not to meet a client at the property and to have them come into the office first.  But assume the listingis near your home, you are … (4 comments)

raleigh: Short Sale VS Foreclosure - 09/08/11 02:50 AM
What is the difference between a short sale and a foreclosure
Short Sale - The home is worth less than is owed to the bank and there has been some sort of hardship event in the borrowers life which caused them not to be able to pay the mortgage.  If you are in this situation, consult with a local attorney.  Most often, the attorney is paid by the lender at closing, so not being able to afford one is not a good excuse.  While you are probably behind in your mortgage, a short sale is neither credit positive or negative.  The … (1 comments)

raleigh: Front Door or Roof - 09/07/11 04:29 AM
I live in the Raleigh NC area and as I am s=ure you are aware, we had Hurricane Irene hit the coast of North Carolina about 10 days ago.  Lots of people have damages thru storm surge.  They are under the misconception that normal home owners policies will cover these losses
I am a realtor, not an insurance guy, but what I have been told, when it comes to water, depends on howit comes inside.  If a storm tears off the roof and rain gets everyting wet, you are covered, but it the water comes in thru the front or back … (1 comments)

raleigh: Real Estate Agents - What is your job? - 06/20/11 09:24 AM
I know your job is to neigoiate offers, help your buyers and sellers thru the dark and murky waters of a Real Estate closing, but really what is your number 1 priority?
Your number 1 priority is lead generation.  In order to guide those sellers and buyers, you must have them hire your and in order to hire you they must meet you and in order for them to meet you, your must find them.  You can be the best agent on the planet, but if you are spending your money on billboards, park benches and grogery carts, you are going … (2 comments)

raleigh: Do you hate it when buyers bring a lender with them? - 06/20/11 09:18 AM
I know there are alot of good lenders out there and I don't know them all, but I hate it when a buyer brings their own lender to the table.  I am not saying the lender is no good, they are just an unknown that I have to work with.
I have several good lenders that I have a relationship with, so if and when the deal hits stormy seas, my lender can assist and get things back on track.  I recently had a deal fall thru and my client lost $500 because of a worthless pre-qual letter.  On Jan 2011, … (1 comments)

raleigh: What is a "large" back yard? - 06/20/11 08:48 AM
What is a large back yard?  Well that depands are who you are speaking to.  for example, someone who grew up in the North east might have a very different defination that someone who grew up in Rural Texas.  In the North East, a home on 1/4 acre might seem like a large back yard where in Texas, if you can see a neighbor, the back yard is too small.
When you get that statement, you need to ask some questions. 1 - What is your definition of a large back yard?  2 - What does that mean to your 3 - … (0 comments)

raleigh: "Do You have a Guy?" - 06/09/11 03:13 AM
Of Course, Guy being a generic term and not gender specific, but are you known as someone who "has a guy"  Regardless of whether it's an electrician, plummber, fence company, well and septic, etc.  You want to be known as someone who "has a guy".  If you have that title, then whenever your past clients have a need with their home, they will call you.  Also, if they need to sell, they will call you then as well.  The does come with a level of responsibility.  If you send your "guy" out, make sure the job is done right.  Call your … (1 comments)
