About mid 2022 I was beginning to feel a bit anxious. It was in the air. As interest rates, inflation and the threat of recession began to increase along with the  residue of the COVID COP OUT (Sorry but after almost 3 years I’m over it) still looming over our heads we were beginning to see folks starting to ease off the throttle be they buyers or sellers.

The ADU landscape has changed in a big way.  This is great news for property/homeowners and investors with small lots with limited space in some ways. The City of San Diego has recently passed an ordinance that allows Tiny Homes and Park Models to be installed as ADUs. All the San Diego jurisdictions are allowed to install them as well under special circumstances. But this is the tip of the iceberg. every bit as complicated, time consuming and costly, relatively speaking, as building a 5000sf home. 
 
Smaller is not always cheaper in construction. Contractors, as in almost any business, have to deal with economies of scale.

The city of Encinitas continues to lead the field when it comes to embracing and implementing the latest California laws on Accessory Dwelling Units (ADU). It's been somewhat of a challenge for most of the San Diego Jurisdictions to come to terms with. However, Encinitas has gone far beyond the pale.
