On Friday April 22nd I received something that is better than any Real Estate transaction I have ever been involved in.  On that day my second grandchild was born.  At 5:50 am little Maxine Lois entered this world at 6lbs 5oz.  Both mother and daughter are doing well (and Dad too!).  I couldn't be more proud of my daughter and son in law, they will be great parents.

I received an email today from a lady that wanted to know if I could do a short sale on her home.  Unfortunately the foreclosure sale date is in 4 days.  While I suppose it is technically possible to do a short sale on her home realistically it's pretty much impossible at this point.

One of the Jewels of the Central Valley and Stanislaus county is the Gallo Center for the Arts.
I have been to several events there over the last 4 years that it has been open.  This past Friday night was one of the best.  This was the Broadway Production of Beauty and the Beast.

Why wait another day?  I mailed in my absentee ballot today.  I figured why wait until next week?  I believe that this is one of the most important things that we as citizens of this great country can do.  Too many people do not vote and I think that is inexcusable.

I have made it my goal to help as many people as possible avoid foreclosure.  I have successfully listed and closed several short sales this year.

This first one is located at 1217 Encina Ave in Modesto.  Most of the updating has been done already now it just needs your finishing touches. 
There are newer dual pane windows, newer roof and HVAC system.  The kitchen and bath have both been updated with granite counters and tile floors.

Ok, this has nothing to do with real esate.  I know activerain is great for getting peoples opinions about everything real estate, now how about something else.  I have been thinking about getting a motorcycle, specificially a Yamaha Roadstar. 
 
I know there must be some motorcycle riders out there.  Does anyone own one?  I would like to hear both the pros and cons. 
 
I used to ride a long time ago before I had kids.  Now they are all grown up and on their own and I have the itch to ride again.

I am  sure we have seen bank owned homes with the fixtures removed, appliances gone, carpets torn up, etc.  I recently ran across a property where the owners really went to the extreme. 
I was asked to do an interior Brokers Price Opinion (BPO) by one of the major banks.  So I drove out to the property, a 2 acre ranchette out in the country.  There are mostly corn fields on both sides of the road.  I am watching the addresses on the mail boxes.  I know I am getting close then suddenly I am past it.  But I didn't see … (20 comments)

As I have stated before I really like living here in Turlock.  One of the reasons is the close proximity of some world class destinations.  One of those is the world famous Napa Valley.  And when I go to the Napa Valley I love to stay at the Candle Light Inn.

While it is true in the past most short sales did not work that has changed today.   In our market the number of Short sale listings is growing every day.  Some banks have streamlined the approval process and we are getting approvals on some offers in a week.

I now have Certified Distressed Property Expert designation. (CDPE)  I have invested in many hours of training and now have the tools and systems in place to help home owners in distress.  There are alternatives to foreclosure. 
A short sale can be a way out for homeowners that are upside in their property and can't make their mortgage payment. 
A foreclosure is far more damaging to someones credit than a short sale.  A foreclosure will stay on your record for 7 years or more whereas with a short sale it may be as little as two years before you can buy … (2 comments)

Just a short drive of around 2 hours, in the opposite direction of my last destination (Yosemite National Park) is another one of my favorite places, Monterey California.  
The photo to the right was the view from the window of the bed and breakfast I stayed in the last time I spent the weekend in Monterey.

Yes homes in Turlock are selling.  Homes all over the area are selling, not just in Turlock.  More and more first time buyers are stepping up and buying. 
 
This home pictured here I listed on  Friday June 1, 2008.  After being on the MLs for a total of 3 hours I had my first offer.  By Monday morning I had 3 very good offers.  We are now in escrow and the buyers are thrilled.
