san diego: The Father of San Diego - 08/21/13 03:44 AM

Alonzo Horton, known to be the father of San Diego, saw the potential in our now beautiful city.  Born  in Union, Connecticut in 1813 and grew up in New York.  From a young age Horton had a feel for business , transporting grain in New York to trading land and cattle in Wisconsin.  From there he moved on to real estate investment and developing.
He came to San Diego in 1867, purchasing 960 acres of waterfront.  He built a wharf and sold commercial and residential lots.  Not only did he ask for the first public city park to be developed … (1 comments)

san diego: Peaceful Rancho Penasquitos - 07/15/13 05:12 AM
This beautiful community, named after the canyon it sits next to, is home to more than 50,000 residents. Penasquitos, in Spanish, means little cliffs.  Because of it’s location, the area enjoys many parks and trails, as well as a quick drive to the beach or city.
In 1823, Rancho Santa Maria de Los Penasquitos was the first Mexican land grant in San Diego County. The captain that obtained the land, Francisco Maria Ruiz built a small adobe home.  This structure is the oldest known residence in San Diego.
Homes in PQ (which the area is affectionately knicknamed) range from townhomes and … (0 comments)

san diego: Improving you work space - 02/28/13 03:26 AM
Improving your workspace
Recently I needed to touch up the look of my office.  I realized it was a reflection of who I was, not only to my customers but also my coworkers.   By adding just a few new items and moving some things around it was given a warm welcoming look.  Here are a few tips:
-Mirrors are a great way to open up a room.  They add depth and can be purchased at a reasonable cost.
-Lighting is important, not only for your eyes but for others.  Add a lamp to your desk for a cozy look.
-Don’t overdo … (2 comments)

san diego: Is it worth risking our lives to do a $50 BPO? - 08/08/08 12:26 PM
I have had one really bad experience with an irate homeowners chasing me down the street when I am doing a drvie-by BPO. I also know that a lot of agents have scary moments from reading other blogs in AR. I mean, is it really worth risking our lives just to make $50? I guess it is different for guys, but I am a 90lbs Chinese girl!
How do you handle yourselves out there? How do you keep safe? If you bring another person, doesn't it mean you are technically only making $25 on the BPO?

san diego: Why I love living in Rancho Bernardo - 07/31/08 01:01 PM
I still remember when I first arrived in Rancho Bernardo, San Diego 11 years ago house hunting because my husband found a new job and we had to relocate to San Diego from Northern California. From the freeway, I saw this picturesque town with red roofs and trees. I immediately was excited about the move.
Rancho Bernardo is a small town, in the northern part of the city of San Diego. It is about 20 miles east from the beaches. You are in the suburbs, but you are never 20 minutes away from everywhere.
It is beautifully planned with greeneries everywhere. … (0 comments)

san diego: Get pay more for BPOs...You deserve it! - 05/03/08 12:52 PM
I have done a handful of BPOs and still consider myself new in the BPO industry. About two weeks ago, I received my first order from PCV MURCOR. It was a interior BPO and paid $60. I took it and submitted the BPO before the due date(I want to shine since it's my first with this company). A couple days later, a Friday, they called me for a rush order, due Saturday at noon. I asked how much they are paying, she said $60. I said no, can you pay $85, she said yes, and without much hesitation. I turned in … (17 comments)

san diego: Make sure your loan officer has done FHA loans before! - 04/22/08 12:54 PM
Just last week, one of my newer agent came to me all excited because he got his first buyer who is FHA approved. And, not only that, they have found a condo they love, ready to put in an offer. I congratulated him and somehow I happen to ask him if the condo was FHA approved. He was shocked and said the loan officer did not mention anything about condo projects needing FHA approvals! So I went to the FHA website to see if his condo was approved. Low and behold, his condo's not approved. That's mean now they need to … (13 comments)

san diego: Countrywide REOs? who's getting to list them? - 04/21/08 12:19 PM
I heard that to get REOs listings from Countrywide, your loan officer has to recommend you, and you must have prior REO experience. I don't think it is good for the housing market when these banks only give their REOs to a handful of agents. Frankly, these agents just cannot service and market these properties effectively. And most of these REO properties are not being marketed at all. They end up selling way way below market and drag the whole neighborhood down! There has to be a better way...
