Market stats for Suwanee, January, 2010 indicate that there are 566 properties on the market. Overall, there is about an 12.3 month supply of properties.
In the sub-$200k arena, there are 121 listings, with under 8.3 months supply. This is stronger than most of the rest of the county, but not as strong as it was in November (less than 4 months supply).  Part of that is because of the increase in listings... and half the sales, although February was looking up.

Preliminary stats for Duluth, January, 2010 indicated that there were 568 properties on the market. Overall, there is about an 13.4 month supply of properties, with a marked deceleration in sales.  Sales in January were 45, compared to 48 a year earlier.
In the sub-$200k arena, there were 162 listings, with about a 8.7 month supply.  But that shows a slowing.  The Absorption Rate had gotten down into the high 4 month realm... and as recent as December, was in the low 5s.

Market stats for Lawrenceville, January, 2010, indicate that there are 1495 properties on the market. Overall, there is about an 10.5 month supply of properties, with a slight deceleration in sales.
In the sub-$200k arena, there are 1070 listings, with about a 9 month supply of homes. Sales accelerated through November, but then fell off as the first tax credit was slated to end... and the Holiday slowdown hit.  Sales have picked up for both January and February.

Market stats for Lilburn, January, 2010, indicate that there are 390 properties on the market (as of February 28th). Overall, there is about a 15 month supply of properties, with a slight acceleration in sales during October and November, but slowing in December and January, flat in February.
In the sub-$200k arena, there are 226 listings, with about an 11.5 month supply. The same pattern holds, that sales accelerated through October and November and slowed after that, but bumped slightly in February.

gwinnett: Smokerise Baptist Church Car Show - May 1st - 04/06/10 01:43 AM
It is time again for the Smokerise Baptist Church Car Show.  This will be the 12th annual show; it started in 1999. 
Last year, despite weather that was challenging (causing the show to be delayed a week, and still raining at various times through the day), some very cool vehicles came out for the show.  In addition to cars and trucks, there were some cool vintage motorcycles. 
Here is a little taste of the action from 2009.

Spring is busting out all over Lilburn, GA.  The usual signs are plain to see, and if you are missing them, the pine pollen will be here soon to make sure you see spring everywhere...

Here in Lilburn, GA, in the heart of Gwinnett County, we are on the path to getting our second Community Improvement District (CID). 
But what does that mean?
The basis of a CID is a geographically defined area, with businesses choosing to install a special tax on themselves in order to improve the area... and their businesses.  The property owners, representing at least 75% of the property value in the area, agree to tax themselves, and then elect a board to oversee how the money is used.

Gwinnett County contracted with Gwinnett Clean and Beautiful for a new waste management plan.  The plan was going to increase recycling, reduce the number of garbage trucks on the streets, slightly lower bills (for many) and require that all residences have garbage collection. Lilburn is already kind of home to part of the Evermore CID running along US78 between Stone Mountain and Snellville.  As an area resident, some of the improvements that are directly and indirectly a result of the CID are quite obvious.

Effective on March 1st, the issue between Gwinnett and 15 of its cities has been upgraded by the State of Georgia.  The 15 cities and Gwinnett are now listed with the state as No Longer Qualified Local Governments.
The cities are: Auburn , Berkeley Lake, Buford, Dacula, Duluth, Grayson, Lawrenceville, Lilburn, Loganville, Norcross, Rest Haven, Snellville, Sugar Hill, Suwanee and Braselton.
At issue are parallel services being offered by Gwinnett County and the individual cities.  Things like police services...  Several of the cities have local police departments, but Gwinnett County Police (one of the largest departments in the state) patrols the … (1 comments)

It just struck me this evening that RETSO (REtechSouth) is less than two weeks away.  In fact... 11 days. 
Just a couple of days ago I saw a message on FaceBook mentioning that the MVP tickets were sold out.  These are the cool tickets that will get the holder into the Speaker's Dinner and a bunch of other cool stuff... 
But I still have the standard tickets available at 10% off...  That would be $161.10 (+$4.03 for the service fee).  These are good for all of the sessions... and there are a LOT of really cool learning opportunities.

Norcross, GA is a suburb of Atlanta in Gwinnett County. The population is 2000 was 8,41, but that only included the area inside the city limits, and it has seen tremendous growth since that census.  The City of Norcross revamped their old town a long time ago, and it has served as a model for other towns in the area. It is also home to Meadow Creek and Norcross High Schools.  One of the things that Norcross is known for locally is the beautiful older homes in the downtown area.  They have maintained their historic flair quite successfully.

Buford, GA is a suburb of Atlanta in Gwinnett and Hall Counties. The population is 2000 was 10,668, but that only included the area inside the city limits, and it had seen tremendous growth since that census.  Buford is home to Lake Lanier, one of Georgia's premiere recreational areas, and Lake Lanier Islands.  Recently, the City of Buford has revamped their old town. It is also home to Buford (Buford City Schools aren't a part of Gwinnett County Schools), Mill Creek, Mountain View and Lanier High School (Lanier will open for the 2010-11 school year).

If you are eligible for the First Time Home Buyer Tax Credit, or the Move-Up Buyer Tax Credit? If so, time is ticking away…  Properties have to by under contract BY April 30th, 2010.  This means that they contract’s Binding Agreement date can’t be later than that.  Offering on a property on April 30th could lead to missing the deadline.  In fact, with many bank owned properties, offers should be in in March in order to make sure negotiations are completed prior to the deadline.

Late in 2008, Gwinnett County, GA, announced the implementation of a new Waste Management Plan.  I wrote about the announcement here...  You can check out the costs and so forth there... 
Just a few weeks later, the plan was killed in court.  The trash haulers that weren't selected successfully sued the county to stop the plan.  The plan was to take effect on January 2nd, 2009. 
It's Baaack...
