This has certainly been an interesting year in real estate.  And we are still staring at the tea leaves trying to see the direction of the market and figure out what the future holds.
The biggest thing in housing in the last few months has been the First Time Home Buyer Tax Credit.  It has had a GIANT pull on the market, and when it "expired" (it was renewed and expanded before it actually expired, but the effect seemed to expire) it altered the direction of the market... as it did when it was enacted.

lilburn: DR Horton has started building in Legends at Parkview - 01/08/10 01:58 PM
I've written a couple of posts about the Legends at Parkview.  Mayfield Homes was the original building in the community, but they ended up getting foreclosed.  DR Horton picked up the remaining lots and have recently started construction. 
When Mayfield was building, the pricing went from the $500Ks to $700Ks.  Even when the unsold homes were being sold by the bank that foreclosed, they were selling from the low $400Ks to the low $500Ks. 
DR Horton is building homes priced from $270K to $310K.  I would expect that there are some options that could push that price up a bit, and … (2 comments)

Image by  lane.bailey via Flickr There are still some new home developments going up around Gwinnett County, GA.  Even though we keep hearing on the TV and radio that new construction has all but stalled, it hasn’t completely stopped.
And, December is traditionally the slowest month of the year for homes to go under contract (January is the slowest for closings…).  So, there are a number of builders that are offering incentives for buyers during this time of year.

A little about Lilburn...
Lilburn is a little city in the suburbs of Atlanta, GA, in southern Gwinnett County.  It is the home of Parkview High School and Berkmar High School.  And while the City of Lilburn has about 11,000 people (as of the 2000 Census... it has grown since then), there are a couple time that many people with a Lilburn mailing address.  In fact, the most recent numbers show over 53,000 people residing in 30047, Lilburn's ZIP code.

This morning my wife woke me up to tell me that her desktop computer wouldn't turn over.  She pushed the button, and nothin'...
It is old, and although it has had a little bit of updating, it isn't going to get much money input because it just isn't worth it.  We knew it was likely a power supply.  They don't cost much, but sometimes when you have to get something quickly, and local is the only option... prices seem to get a little higher.

My son's Kindergarten teacher and some of his classmates families gathers this morning at the Movie Tavern at Northlake Festival in Tucker.  It is right by Northlake Mall... look for the giant tower in the parking lot. 
The reason for the gathering was Flapjacks and Flicks (pdf) and Where the Wild Things Are... 

On the menu is a drink and unlimited pancakes...  The price is reasonable... considering the breakfast involved.  We each had a couple of plates of pancakes (3 pancakes a plate), and a fairly big soft drink.  The pancakes were pretty good.

The Gwinnett County Library System is reviewing the plan it had for several of its library branches; Lilburn, Snellville and Dacula.
According to the News article on the Library’s website, they are moving to a Regional Service Model.  Under that model, the three mentioned libraries would become “Computer Libraries” and would have “Customers will be able to use computers for longer periods of time, return books, pick up holds, get library cards and use a photocopier at the computer access Library locations. We've all been there...  Travelling across country or even out of the country...  We have to eat. 
There are two basic choices.  Do we experiment and try something local?  Maybe hit up a "Mom & Pop" place with purely local fare...  Or there is the chain...  We know what they serve, we have their menus memorized.

I wrote a post not long ago about how water (uncontrolled) can destroy your house, and how simple things like gutters and paint can protect your investment. 
But this isn't abut anything so trivial... 
If you haven't been paying attention to the news... or you aren't reading this post in mid to late September (2009), we are having some serious water issues here in Atlanta.  The words 100 year flood are making the rounds... and I have NO reason to not believe that.  I have been here 20 years and have never seen anything like this.

Water is essential for life.  Without it, everything dies.  But... sometimes it can be a pain in the butt... like when it is in the wrong place in the house... or outside of the house...
I have a buyer that is under contract on a beautiful home... or more accurately, a home that could be beautiful.  But it has problems.  Water.

No, we don't need to call OSHA...  But there IS a danger we real estate agents face almost every day... a hidden danger that can wreak havoc in our regular lives.

The "Lunch Lady" did NOT have an easy job. 
One of the reasons that I embarked on my career in real estate is that I wanted to be able to spend more time IN the lives of my children.  And today has definitely been a rung in that ladder.  I volunteered to help the small kids with lunch at Arcado Elementary School in Lilburn, GA.

Back a few months ago, my neighbor had a large tree come down in his yard.  Several of us came out to give him a hand. 
To start with, the tree needed to get out of the street.  And then it needed to get down to a managable size to deal with.  In all, I think there were four or five chainsaws running until things were cleaned up. 
When I started, my chain was dull...  Like "I wish I could be sharp like a butter knife" dull.  DULL.  I needed to take care of that.

After a game at Parkview, a lap around the Mountain Park Park or even a hike up to the top of Stone Mountain, what could be better than a scoop from Bruster's?  Not much...  Ice cream rocks!  And getting it from the window, hanging out with friends and enjoying a waffle bowl with a giant scoop absolutely rocks.

Here in Gwinnett County, GA, it is time for the kids to get back to school.  In fact, Monday morning, August 11th, will be the first day back for Gwinnett County students. 
Kids will be walking to school in some areas, waiting for school buses in other areas, and teenage drivers will be out in force.  Each present their own challenges...

I have been visiting Millenium Cycle Works since before they moved to their current location.  They always seem to have a lot of cool cycles in stock. 
Cruisers, Sport Bikes, Dirt Bikes, ATVs, UTVs, Scooters and even Personal Water Craft. 
They carry Kawasaki and Yamaha motorcycles and other vehicles, as well as accessories and parts... and service.  With a wide variety of each.
