market report: Gwinnett Real Estate Town Hall Meeting... UPDATED - 02/14/09 05:46 AM
I posted a couple of weeks ago about Diamond Dwellings sponsoring a Town Hall meeting about real estate in Gwinnett County.  Well... we have upgraded the status of the meeting.
It was just announced today that Lt. Governor Casey Cagle will be at the meeting.  This is the first of a series of meetings in Gwinnett County to talk about real estate and the general economy in 2009.
Meeting details are available here.  The meeting will be at Hamilton Mill on Tuesday, February 17th, from 6pm to 8pm.

It is that time again... I gave FMLS a couple of days to see if there were any fast revisions on the sales data (there was) and now I ready to let fly with the market report covering the preliminary numbers from December and the (probably) final numbers for November.

There are a couple of things I have been working on for LilburnDwellings for 2009... 
First will be to get into more listed properties to provide an unbiased look at the value of the property.   Because of MLS (Multiple Listing Service) rules and NAR (National Association of REALTORS) rules as well as GREC (Georgia Real Estate Commission) agency laws, I have to be a bit discreet when I talk about properties.  Basically, I can't identify and talk about a property I don't have listed without the permission of the listing agent (or the seller if there isn't a listing agent).  But … (0 comments)

There is interpretation, as well as some other data that isn't presented on the slides over at LilburnDwellings.  I ran across a way to more closely how many sales fail to make it to close from month to month.  It is pretty interesting to see the data and look back on the landscape at that time. This lets us see how much events like the Sub-Prime Mortgage Meltdown affected actual closings.

market report: Gwinnett Home Values - 11/27/08 03:31 AM
The Case-Shiller Index of home prices came out yesterday.  It is an interesting index because it concentrates of resales and looks at the new prices of properties that have previously sold.  In theory, it is tracking the same houses over time to see what values are doing.
In looking at the methodology, I think that there are some weaknesses in the way things are looked at, but the data is still  interesting and relevant.
For the Atlanta area, C/S saw a 9.5% decrease in values from Sept. 07 until Sept. 08. and a 1.3% decrease from August 08 to September 08... … (2 comments)

I just put the finishing touches on the November, 2008, Gwinnett County Georgia Market Report.  It is pretty interesting.  For the first time in a while there is something that was unexpected that snuck in on me..

I am prepping for my monthly Market report with the October preliminary data and the September final data... and something is definately wrong. 
Look for a full report Monday evening, but I wanted to toss something out there before the report is complete.
The final numbers for September came in pretty good...  Sales were actually up in Gwinnett County over the previuos year.  Days on Market were down. Inventory was up a bit, as September's new listings were higher than I expected.  The average price was down significantly... which is why I think sales were up so sharply.

WASHINGTON (MarketWatch) -- Construction of new homes dwindled to the second-lowest level in 50 years last month, as home builders sought to reduce the number of unsold inventories in an elusive quest to find the bottom of the historic housing collapse, according to government data Friday. Housing starts fell 6.3% in September to a seasonally adjusted annual rate of 817,000, the lowest since January 1991 and just 19,000 above the record low, the Commerce Department estimated. Last year at this time we were looking at the Sub-Prime Mortgage Meltdown. This year we are looking at a full blown credit crisis. Comparisons to last year deserve a giant asterisk. It's that time...  The numbers for August are in, although they will certainly change over the next month.  The final numbers ARE in for July, and those are pretty solid.  Overall, they aren't bad, but not a super strong move to the positive.  After adjusting for seasonality, July looks good... not great.  August looks terrible, but the preliminary numbers usually do.

Following the lead of last months market report, here is the report for July, 2008. 
| View | Visit GarageHomesUSA I'm actually a bit surprised at how much stronger the numbers for May turned out v. the preliminary figures.  They ended up blowing past my predictions.  I'm hopeful for June's final numbers.  Those won't be available until a few days into August. 
I hope that the new format brings out more information in a more digestible format.

market report: Gwinnett County, GA crossed a line... - 06/21/08 03:51 PM
10,000 listings in FMLS.  Actually 10,043 Single Family Residences listed for sale in Gwinnett County.  These include Active Listings, Pending Sale (with a Contingency) and Pending Sale (with a Kick-Out Contingency).  That is a LOT of properties. 
But I would hesitate to say that all of them are equally for sale...
I recently spoke with a reporter for the Atlanta Journal-Constitution regarding Gwinnett County's real estate market.  At that time, there were a little under 10,000 homes listed.  I told him that 6,000 really weren't in the picture.  More accurately, what I said was that only about 4,000 had a prayer … (2 comments)

Welcome to the update for June. This month's report covers the market numbers for April and May of 2008. Please keep in mind that the numbers for the most recent month (May, in this case) are seldom complete. We don't expect to see solid numbers until July for May.

Of course, I'm not going to spill all of the secrets here, but it isn't pretty.  I was expecting to see the beginnings of a recovery.  And, while the numbers are stronger than the last few months, they aren't as strong as I'd like them to be.  Of course, the April numbers are probably not even close to reality yet.

That is one of the most frequent questions I get.  Lots of folks want a big garage, and they wonder what is available. 
I did my last update a couple of weeks ago on LaneBailey.com.  At that time, I highlighted a couple of the properties.  Of course there is a little bit of inventory change every day, so I thought I would revisit and see what might be different.  One caveat.  Because of MLS rules, I can't really promote a listing without written permission of the listing agent and seller.  So, instead I will just highlight some in a general way.

market report: So, just how many 4+ car garage homes are in Gwinnett County, GA - 04/10/08 03:56 PM
The quick answer is 148.  They range in price from $129,900 to $8.5m.  Right smack in the middle is $749k. 
Of course, there are some pretty interesting homes in there, and I profiled a few of them on LaneBailey.com today.  
Here are a couple of the highlights:
If you are looking for a 4 car garage on a budget, the first property might fit the bill. It is in Snellville, and has a 2 car attached garage and a detached shop that is 30×30 (metal building with a concrete floor). The home is 3 bedroom and 2 baths and is described … (7 comments)

I finally had a moment to put together the Market Report for GWinnett County covering February, with the preliminary numbers for March.  As always, the March numbers need a big ol' grain of salt... they WILL change over the course of the month. 
The news is mixed, which isn't too bad.  There are a couple of signs of life in the numbers, and a few hints that some of the good deals are starting to get picked off.  Of course, there are still a lot of dogs in the market, and excess inventory to work through.

market report: Gwinnett County numbers for 4+ car garage homes interesting - 03/19/08 02:55 PM
I needed to run some numbers today from just 4+ car garage homes.  The numbers were pretty interesting.
So, if you are paying attention, you might notice a lot of mixed signals.  But, what I am seeing is that while the Single Family Residential numbers overall are currently pointing to about 104 Days on Market, everything under $500k is WAY under 104 Days on Market.  This shows me that some sellers are hitting prices that are getting buyers off the fence.  I am also seeing that the inventory is shrinking for everything over $500k compared to sales.  So, there is still … (5 comments)
