Little Egg Harbor residents, and home owners all over the Jersey Shore are grappling with questions about rebuilding, raising and razing.  Now they can take a look an an interactive map projecting the impact of rising sea levels.
Rutgers University has developed an online map for residents and community leaders to see what the Jersey Shore will look like based on a range of sea level increases.

Little Egg Harbor home owners at the Jersey Shore are not the only ones frustrated by the strain of rebuilding after Super Storm Sandy.
Business owners are being put to the test.  The Federal Emergency Management Administration (FEMA) can not offer loans or grants to businesses, and the Small Business Administration (SBA) loans are not a bargain.
Take for example marina owners.  Their season starts in less than 60 days.  But the SBA doesn't consider docks and bulkheads equipment, so they are not covered for loan purposes.

It's been two months since Super Storm Sandy hit the Jersey Shore, and Little Egg Harbor homeowners are frustrated. 
That was clear at a meeting last night attended by more than 900 Little Egg Harbor and Tuckerton residents and representatives from the Federal Emergency Management Administration and local officials.
Little Egg officials have projected that more than 5,000 homes were substantially damaged in the storm, and many of those residents remain displaced. 
The standing room only crowd in the Pinelands High School Auditorium questioned the new FEMA Advisory Flood Plan Elevation maps for Little Egg Harbor, which suggest raising the base … (19 comments)

A recent blog by the The Murphy-Lee Team located in Forked River and Manahawkin stated that super-storm Sandy rendered no appreciative price changes in the homes for sale at the Jersey Shore.
My take on it...it's too early to tell.
I would and did tell my investors to jump now, fix the home (if necessary) and rent.  Rental are in high demand.

The housing market in Little Egg Harbor slowed in 2011, and prices decreased.  But the question most asked, "Have we hit bottom?" First let's look at the figures to date for the Little Egg Harbor Housing Market in 2011.

The history of the Winding Run development in Little Egg Harbor at the Jersey Shore is an interesting one.
Kara Homes began construction at the height of the housing market.  At times it seemed like the price point for these homes was increasing monthly.  The sale price for these new homes topped out at almost a half million dollars.
The bottom fell out for Kara Homes, a New Jersey based development company in 2006, and they declared bankruptcy.  That was the beginning of the housing market decline in southern Ocean County.

The aging bridge over Big Creek leading from Little Egg Harbor's Mystic Island to Osborn Island will only be in use for another two years.  The work to replace the bridge is scheduled to begin in spring, 2012.
The existing bridge was originally built in 1964, rebuilt in '81 and rehabbed in 1995.  The Ocean County Engineering Department has now determined the bridge has reach the end of its life due to extensive damage to the pilings and heavier traffic to Osborn Island.  This bridge is the only access to Osborn Island. Some interesting news from the Little Egg Harbor homes for sale report this morning. There were 6 Little Egg Harbor homes for sale that had price changes.  That's not new in intself, but three of those Little Egg Harbor homes for sale actually upped the asking price!
