real estate: REALTORS® and Mortgage Professionals Working Together: By Lisa Hill Daytona Beach REALTOR® - 08/13/09 01:56 PM
I'm writing this real estate mini-series due to recent comments I've seen on other public forums, where some non-real estate professionals have indicated their belief that there is friction between the professionals who work in the multiple arms of the real estate industry. Needless to say, I've been surprised by what I've found on a couple of real estate web sites. Of course it's human nature for some people to assume the worst about many things...  surely there's a scandal around every corner! (NOT!) Well, I guess I'm going to burst some bubbles because in my 15 years of experience selling … (10 comments)

In answer to all the question about my Wordless Wednesday post this week, I thought I'd tell a little story. In case you missed that particular post. Here's the little bugger that's causing all the ruckus.

To answer the questions that were asked on that post...
1. Vickie Nagy: Nope. He didn't get in and hop around; at least not by himself
2. Kelli-Rhyanne Bartley: I think I had him pretty worn out by the time I took this picture =P
3. Crystal Kilpatrick: Nah. He was just a little slimy. lol
4. Johnny Huang: Son? Who says only boys … (8 comments)

It's that time again. It's Speechless Sunday. That means it's time for this REALTOR® to share a photo with you, and give no explanation about the photo. I love doing this when I can find a photo that's not just "pretty". I like photos that are different, unique and offbeat. So enjoy this Speechless Sunday's photo.
Be sure to "come back", "guess", and "conclude" in the comment section =D

Hello Ponce Inlet potential real estate buyers and sellers, and those of you who just like the (not so) Wordless Wednesday photo blogs (<< follow this link to the Wordless Wednesday description). As usual, I'm providing you with a brief intro to this particular blog post, without describing the photo. Not describing the photo leaves you free to let your creative juices flow, and pick what you like from the image. Although, for this one, I may provide some additional information in another post tomorrow. But today, I'm interested in your thoughts. There are quite a few details in this photo. … (9 comments)

real estate: Good Faith Estimates - Knowing & Understanding the Power of the paper!!! - 05/19/09 08:07 PM
When buying real estate, obtaining a mortgage is frequently a part of the buying process. It's also a part of the process that many real estate buyers know very little about. And unfortunately, as a REALTOR®, in my experience, when I've tried to stress this importance to my real estate buyers, they don't always take me seriously enough (because they don't understand). But yesterday I found a fantastic blog about this exact subject.
Here on Active Rain, there are a few mortgage lenders whom I trust to supply me with accurate mortgage information. They stay abreast of industry changes and alert … (5 comments)

real estate: More Historic Landmarks in Daytona Beach Florida: From a Daytona Beach Native! - 05/17/09 01:59 PM
A couple of days ago I posted to this blog, some amazing photos that are a well-kept secret of the Daytona Beach area. I took those photos on the way to take pictures of a new townhouse/condo I had listed as a Short-Sale. Unfortunately, the historic structures in that blog were in a horrible state of disrepair.
This particular building had some major renovations a few years ago. It's located right on Hwy. 92 aka International Speedway Blvd. which is a main thoroughfare. This is what prompted the city to do some major restorations on it. And it's beautiful during the … (3 comments)

real estate: 386 = FUN? Video, Townhouse Listing and Random Conversations. - 05/10/09 08:12 PM

Last week I listed a townhouse, and after church today, I went there to take photos for the MLS, my web site, and the blog I'll be posting soon. Since this is a tenant-occupied property, I made small-talk with the tenant while taking photos. Then the conversation took an interesting turn. This prompted me to have the same conversation with my daughter when I got home. Imagine my surprise when I got a similar response! Surely Daytona Beach residents haven't already forgotten about our area code change, and the accompanying propaganda at that time!

real estate: Ponce Inlet FL Photos: Historical Landmarks by REALTOR® Lisa Hill - 05/03/09 02:45 PM
Anyone who knows me well, knows how much I enjoy writing Localism posts, and I love taking photos. So I was thrilled to find out there was a new Localism contest being run by some fantastic groups here on Active Rain. This contest allows me to focus on two of my favorite pastimes.
There are five Active Rain groups working together to coordinate this contest. And being that I was already a member of three of these groups, I knew I wanted to participate. But I was left with a big dilemma. The subject of this contest is "Landmarks". And with … (14 comments)

real estate: Wilbur-by-the-Sea Real Estate Report; 1st Quarter Listings and Sales 2009 - 04/27/09 12:46 PM
It's time for me to continue with my first quarter real estate reports for each city in East Volusia County. For the 1st Quarter of 2009 we're comparing New Listings, Total Number of Listings and the Number of Sales for each city. And for some cities I've separated the condo listings and sales from the houses or in one particular city (Daytona Beach Shores) we looked at the totals for each category, then just pulled the condos into a seperate category.
So far we've covered Port Orange, South Daytona, Daytona Beach and Daytona Beach Shores. In this post we're going to … (0 comments)

In the last couple of weeks I've written...

real estate: Is There A New Wave of Foreclosures About to Hit the Market? - 04/12/09 11:50 AM
In the course of reading through quite a few real estate blogs this afternoon, I've run across a couple of posts that contained information, or questions that were posed in a way that made me question my current position on how I view the short-term future of the real estate economy. The post below is one of them. This information will really make you think.
This post calls into question the future of our nation's real estate climate, and the report is not good. However, before you proceed with this depressing news, consider on this fabulous Easter Sunday, that God is … (7 comments)

real estate: How to SELL your house in today's real estate climate (Part 2) Beautify Your Home - 04/10/09 07:59 PM

Welcome to part 2 on  HOW to BEAUTIFY YOUR HOME! Curb appeal counts!
1. Exterior Maintenance
I can't count the times I've had buyers in my car, with an appointment scheduled for them to see a home that perfectly fit their criteria. But when we pulled up in front of the house, they didn't like the way it looked from the street, so they didn't want to … (8 comments)

real estate: South Daytona Real Estate: 1st Quarter Listings and Sales Report - 04/06/09 04:44 PM

This post is for the 1st quarter real estate listings and sales report for South Daytona, which is on the south side of the city of Port Orange. A few days ago I wrote a blog post about the 1st quarter real estate report for Port Orange FL. Thankfully, the Port Orange real estate market is continuing to improve. But before we get into the details of the South Daytona 1st quarter real estate report for 2009, you may want to compare this report with last years' 3rd Quarter South Daytona Listings vs Sales Report, and the 2008 annual real … (2 comments)
