sell: Driving on Daytona Beach part 2 (Beach Conservation) - 08/06/07 02:57 PM
Yesterday I posted a blog about driving on Daytona Beach. Daytona Beach is one of the few cities that allows this privilege. I see it as one more benefit to buying real estate here. But I'm addressing this subject again, to elaborate on the responsibilities that come with this privilege.
In 1973, the Endangered Species Act (also known as the Habitat Conservation Plan or HCP) was passed, which prohibits activities that threaten or endanger any endangered species. Since sea turtles come up onto our beaches and lay their eggs in the sand, this area falls under the protection of this act. … (3 comments)

sell: DRIVING ON DAYTONA BEACH - 08/05/07 01:40 PM
In Daytona Beach FL, we have the privilege of driving on our beaches. How many places can boast of that? And here's an interesting bit of history: In the early years of Nascar, drag races were actually held directly on the beach.  For more information on Nascar and other interesting Daytona Beach facts, read my post titled Daytona Beach Florida-Vacation and Second Home Destination. This post is also great if you're considering investing in real estate in the Daytona Beach area.
Since the early days of Nascar are long gone, and Daytona Beach has become a hot spot for family vacations, … (16 comments)

sell: Home Owners Facing Foreclosure-Beware of Scam Artists! - 08/01/07 04:58 PM
Caveat Emptor!
I'm seeing more and more stories of home owners who are facing foreclosure, being preyed upon by scam artists. There are several different schemes being used, but all of them end with unsuspecting home owners losing their equity and their homes.
If you're a home owner facing foreclosure, beware of...
Ads that offer to give you cash up-front.Offers to make your monthly mortgage payments while you continue you living in your house.  Claims that you can temporarily sign over your deed, and get your house back once you're back on your financial feet.Signing anything that you don't completely understand. If you're … (14 comments)

sell: Changes in real estate contracts and laws. What every Florida real estate buyer and seller should know - 07/28/07 12:03 PM
Do you realize that the standard real estate contracts most Florida Realtors® use, are changed every couple of years? These changes reflect any legal actions that may have influenced the individual clauses in the contracts since the last release. There are 2 contracts that are primarily used by Realtors® in Florida. These are the Florida Association of Realtors®  (FAR) contract, and the Florida Association of Realtors/Florida Bar (FAR/BAR) contract. These contracts can only be used by Realtors® or Attorneys.
In the Daytona Beach area (Volusia County), the FAR/BAR contract is used at least 95% of the time, and some listing agents … (15 comments)

sell: Should Real Estate Sales Prices be Public Information? - 07/26/07 12:55 AM
I just finished writing a post about Florida's "Sunshine Law" which grants public access to all meetings pertaining to anything even remotely governmental. You can read that post here, at Florida's Government and the Sunshine Law.
While I was writing that post, my mental wheels were turning about related real estate issues (of course).  And I accidentally ran across some information that addressed the fact that real estate sales prices are not public information in all states. Well consider me floored. I never knew that. Since Florida gives everyone access to everybody else's business, and I've only sold real estate in the … (55 comments)

sell: Florida's Government and the "Sunshine Law" - 07/24/07 08:52 AM
For anyone who is considering buying real estate in Florida, this is usually an intriguing subject. The state of Florida has a long-held tradition for openness regarding the public's right to access governmental meetings and records. The emphasis on the public's right to know is not only upheld in the Florida statutes, but also in the Florida state Constitution. Here's a brief overview of how Florida's Sunshine Law came to where it is today.
In 1909, Chapter 119 of the Florida Statutes went into effect, in what is now known as the "Public Records Law". This law provided that any records made … (0 comments)

sell: Daytona Beach Florida, Vacation and Second Home Destination - 07/09/07 05:35 PM
Daytona Beach Florida has lured tourists from all over the country over the last 100 years. One of the biggest draws to this sunny Central Florida city is Daytona International Speedway, and the appeal of NASCAR (National Association for Stock Car Automobile Racing, Inc).
The founder of NASCAR is William France Sr., who moved to Daytona in 1935 to escape the Great Depression. Mr. France founded NASCAR in 1948 and now has headquarters in Daytona Beach, FL, Charlotte, NC and Manhattan, NY. Not many people realize that Daytona International Speedway holds races of one type or another, almost every month.Of course, … (9 comments)

sell: Connecting Real Estate Sellers with Marketing Technology - 06/18/07 03:50 PM
I just read Broker Bryant's post called Look Me in the Eyes when you Talk to Me. It's an excellent post and story about making eye contact with the sellers, when you're on a listing presentation. I agree completely that we have to Connect with the sellers if we hope to develop a trusting relationship with them.  I'll let you read his post, and the many related comments.
But I wanted to share my experience about how I incorporate my Power Point Presentation into my Listing Presentations, and still make eye contact and connect with my sellers.
I have to admit, … (10 comments)

As you're probably realizing, although I'm a REALTOR® who sells real estate all over Volusia County, I'm quite partial to Port Orange. I love living in Port Orange. I specifically love my own neighborhood in Countryside.

My last post focused on The Hunt Club in Countryside, which is the brick section of this community.
This time we'll focus on Steeplechase in Countryside, which is the section that feels like you … (1 comments)

sell: ALL REALTORS® ARE NOT CREATED EQUALLY! - 05/21/07 03:09 AM
I keep wondering, when I bring buyers to see a house, and compare the house itself, to the Daytona Beach MLS information, why I see not just discrepancies and mistakes, but sometimes what can only be defined as downright laziness on the part of the listing agent.
A couple of days ago, while showing several houses, I found
One that had no mention of the garage!?! One that had only 3 photos of a gorgeous home, when The Daytona Beach area Multiple Listing Service holds 12. One that had no mention of the pool ?? One that had no mention of … (38 comments)

sell: PLAN A FUN OUTING IN PORT ORANGE FLORIDA - 05/10/07 09:18 AM
Being a native of the Daytona Beach and Port Orange area, it's easy for me to forget how much fun can be had, in such a close proximity to my home in Port Orange. Just a 5 minute drive from my home, is not only the beautiful Atlantic Ocean, but some great restaurants and public docks, underneath the Dunlawton bridge.
This weekend, my husband and I decided to have a casual dinner at Our Deck Down Under.
This Port Orange restaurant is located directly on the Intracoastal Waterway, with indoor and outdoor dining. I had a full pound of delicious crab … (11 comments)

sell: US Area Code Maps - 05/04/07 06:23 AM
Perhaps it's not as important in other states, but in Florida, with the huge influx of home buyers that move here from other parts of the country, as a Realtor it's always good to know from where a potential buyer is calling. Or if you're planning to relocate to Florida, perhaps you need to know the area code for a specific area.
At www.nanpa.com, you can find area codes for every state. I've posted a copy of the Florida map below.

sell: How Realtors Represent Their Clients; The Legalities - 05/02/07 05:34 PM
This is a difficult topic to explain to buyers and sellers. The laws differ from state-to-state, so this article will only apply to the state of Florida.
Let's start with the basic foundational rule that the broker of a real estate company, owns all the listings (seller's interests) and sales (buyer's interests) that are processed through that company.Next to be built upon that foundation is, the broker (and every agent who works with that broker) cannot represent the best interests of the parties on opposite ends of a transaction.Home Buyers: When you call a Realtor to ask about a particular listing or … (13 comments)

sell: Real Estate Sellers Move Out and Abandon Their Cat - 04/30/07 06:17 AM
I decided it's time to share the story of how my real estate career helped to add another member to my family. At the end of last summer, I was showing a house on 10 acres, that had 2 barns. And sitting beside one the barns was this beautiful cat. The house was vacant and empty except for a few cans of cat food! According to the listing agent, the seller's didn't really claim the cat to be theirs. They just fed it until they moved away.
Is it just me or does that sound absolutely ridiculous?
Anyway, I really didn't want another pet, … (21 comments)

sell: CONTINGENCIES IN REAL ESTATE CONTRACTS-Florida legalities - 04/28/07 08:51 AM

Buying real estate can be stressful. And with all of the bad news we're seeing in the media, it can be downright scary! There are conflicting opinions everywhere, on what people believe the real estate market is going to do next.  In the Daytona Beach area, the real estate market is far from what it was a couple of years ago, but it's also much better than what many media sources would have you believe. You may want to read some of my other posts about the Daytona Beach real estate market and if you're considering selling real estate, make … (3 comments)
