Jill Landsman, media relations manager for the Northern Virginia Association of Realtors, said that while the average decrease in listing prices might not be the best news for sellers, buyers are benefitting, and any movement in the market is good.
Last year in April, the average sale price of a house in Prince William County was $405,629. This year the average house sold for $291,852, a decline of 28.05 percent.
Last April in Manassas, houses sold for an average of $325,502 compared to $222,535 this April, a decline of about 32 percent, Landsman said.

So where are the move-up buyers, moving up from their first homes into the $400,000 -$700,000 move-up segment of the market?
Here's what's happening.
The vast majority of homes in the first-time buyer market segment are bank-owned foreclosures.  The owners are packed-up and gone.
First-time buyers are getting vacant homes from banks, not from real people who are selling so they can move-up to a larger home as their families and their incomes grow.

The first-time buyers are back in droves.
Half-way liveable homes under $300,000 are getting multiple offers.
Patty has to call every listing agent for status before we show homes to buyers.
Here's what happened yesterday. 
We're helping Wayne and Kim get a house right now. 
Twenty-seven homes on the MLS fit their criteria, their wish-list.
Patty called all the agents for status. 
Twenty-three of those homes have MULTIPLE offers on the table, waiting on the sellers, mostly banks, to pick the winning buyer.
Only four homes out of twenty-seven are freely available to be seen and purchased.

Thanks to Corey Stewart's campaign promise to chase illegal aliens out of Prince William County, some neighborhoods are experiencing Vanishing Neighbor Syndrome (VNS).
On March 1, 2008, Prince William Police began a new program that would allow officers to question the immigration status of persons arrested, detained, or simply stopped for a moving violation in a vehicle.
Persons detained who are in the country illegally shall be jailed, with no possibility of bail, until agents from federal Immigration and Customs Enforcement (ICE) take them into federal custody for deportation.
