So we are a couple of days into October and just slipping in these August Waldo home sales stats--took a few days of vacation!! Anyway, several houses for sale in Waldo, with a wide range of prices--usually the ones that sit on the market for a while don't sell right away due to price and/or condition. Home values remain strong! Here are the numbers:

Interest rates are rising for homebuyers and home prices are still rising..at least in they are in Waldo! Demand continues to be high for this area, which I designate as Gregory to 85th St; State Line to Holmes. Let's take a look at the numbers: Although fewer homes have sold this year, by 19% so far, home values are up 5.5% and most buyers pay over asking price. Currently there are 18 single family homes listed in Waldo, with a median price of $275,000 and 18 days on market. (All stats taken from Heartland MLS; deemed reliable but not guaranteed.) With interest rates on the rise, will the hot Waldo housing market slow down? Personally, I don't think so. There may be fewer multiple offers and perhaps price reductions, but there is still so much demand for houses in Waldo, especially priced under $300K. Here are the stats for May, using sales in the street boundaries of State Line to Holmes and Gregory to 85th St, single family properties. Demand for single family homes in the Waldo area is not slowing down...even with a pandemic going on! Prices keep rising; buyers often pay over list price for homes. Here are the stats for June, using the closed sales in the street boundaries of State Line to Holmes and Gregory to 85th St:
YTD, Waldo home prices are up about 4% compared to 2019, and are going under contract quickly. Currently there are 21 active single family homes listed, with a median price of $325,000 and ten days on market. Prices range from $195,000 to $555,000.

I remember a time not that long ago when I would show homebuyers in Waldo a pretty nice, small 3 bedroom, one and a half bath home in Waldo for under $200K near 75th and Wornall. Not anymore--buyers are having to go farther south and/or east, plan fix up projects or get less square feet for that price. Waldo home values continue to rise at a fast pace. Where’s Waldo…Farmers Market? The neighborhood missed you last year! Fortunately the Waldo Farmers Market is back for the 2019 season in a new location, opening this Wednesday June 5, 2019 at 3pm. I recently talked with Tom Richardson, the new Market Manager (a volunteer position, thank you Tom!) about what to expect this year. Tom reports many vendors will be returning this season (Pink Pony Farms, GF+1, Seven Swans Creperie among others) and hopes to have new products and food offerings join the market.
