A new article from Forbes just came out and ranked Austin as the fastest growing large metro in the country. Our population is supposed to jump by 15% between now and 2012! Okay, that's a bit of a trick question, I think we all know that staging is important. The better question would be "how far do we go with staging?" My professional experiences lead me to believe that a properly staged home is the difference between a home selling and not-with everything else being equal. I can't even count the number of buyers I and my team have carted around to homes that were not well staged, but were otherwise good homes, that I couldn't get the buyers interested in. In case you've been in a cave or maybe focused on why local tex mex eatery was just given 750k by the city of Austin, you may have missed the announcement that the Concordia University redevelopment. Concordia University sold their entire campus to a developer that is planning on mixed use development starting as soon as late 2007. There will also be a luxury spa/hotel included as part of the offering. The most interesting part of the announcment however came from the residential side where they revealed that the condos in the project would START at $700,000! Yikes! I would imagine that this is going to be somewhat of a contentious subject, but here goes. My team is currently in the middle of a transaction where we represent the buyer. The home is listed by a broker offering very limited services (MLS Listing only) to the seller for a very low flat rate. The listing agent's comments in the MLS state that all questions and offers should be directed to the owner. I was working with a client today who called on one of my listings. He was from another country with an vastly different culture than the US. It just goes to show you, no matter how long you do this, there is always more to learn about your job and your clients. This particular client, as we were walking through the home, was very concerned about the direction that the front door was pointing and where the kitchen was in relation to the front door and on what side of the house (NSEW). Just when you think things can't get any hotter in Austin, surprise! While we are far from a bubble here, inventory is just plain hard to come by. Let me relate 3 instances of what we've been dealing with recently. Windsor Park- A listing came up that looked to be a good deal. With the market heating up like it has been, we knew that there was no way that we could offer full price and have any hope of getting the home. Here is a question for all the agents and brokers out there. Recently this has started happening to me. A buyer that I may or may not know, goes to a production builder's new home community and finds a home-all on their own. Then I get a call from the buyer saying "I've found a home and want to put you down as my Realtor. I want X percent in return for doing all the work". Does this happen to you? What is your response?
