real estate agent broker winchester va: What are you dreaming about? - 01/18/12 12:51 AM
Life is full of those moments where you go, "Wow!"  Some things just seem to defy comprehension, reason, logic and in some cases common sense, and yet they happen and we marvel and they open our minds to new possibilities.
For instance,
A large metal ship on the high seas. The flight of a bumble bee. A teenage boy in the presence of his dream girl. Men on the moon. Moving a house from one side of town to the other. An organ transplant. A hummingbird in flight. A double triathlete. Real friends. A man with vision. What's on your … (35 comments)

real estate agent broker winchester va: Never Burn Your Bridges In This Business - 10/08/11 01:22 PM
I have a piece of advice for you, "Never burn your bridges in this business."  I've blogged about a listing I have that has had issues.  The house is beautiful in so many ways, but it was unfinished and then vandalized by the owners on their way out the door.  So, it has a lot of issues.  It makes me sick because it's a great house on a great lot in a wonderful location.  What's not to love?
This week, I found one more issue it has that is going to cause even more problems, but hey, life isn't without problems, … (24 comments)

real estate agent broker winchester va: Stop being a wandering generality. Set goals! - 10/05/11 01:28 PM
There is an old saying that says, "If you aim at nothing, you'll hit it every time."  What could be more true?  I'm a big goals kind of guy.  I realized early in life that without solid recognizable and quantifiable goals, I could drift around forever and never really know if I was making any legitimate progress.  It's what Zig Ziglar used to call a "wandering generality."  Ziglar also said, "I'd rather be a meaningful specific than a wondering generality."  Me too, but how do you get there?
Let me offer some simple goal setting rules to see if I can … (18 comments)

real estate agent broker winchester va: Use Neighborhood Info to Farm for Listings - 10/04/11 12:24 AM
One of the easiest ways to learn about your own market is to pull statistics from your local MLS.  If you want to know how the market is performing you can do a blanket search by zip code, or zip codes, in your area.  It's easy and quick.
But, if you want to find out where the hot spots are, or will be in your community, you can search by subdivision.   You can even break that down by street or streets in a given area.  I've been looking at a couple different neighborhoods in my area with the intent to … (43 comments)

real estate agent broker winchester va: Are you as tough as an urban squirrel? You better be in this economy! - 10/03/11 12:18 PM
I have been watching an epic showdown near my home.  This past week, I was driving home and saw a hawk swooping down to the left of my car.  At the same time, I saw a squirrel running down the sidewalk.  The hawk had him in his sights.  Within seconds the squirrel was going to be lunch!
Just as the hawk caught up to him, the squirrel must have sensed the impending disaster and he jerked to the right and the hawk missed him.  The hawk glided to a tree nearby and studied the area.  Looking back over his shoulder, … (49 comments)

real estate agent broker winchester va: Extreme Makeover, USA - Warning: This blog is long and may offend some. Feel free to skip it. - 10/02/11 09:33 PM
I just finished watching an episode of Extreme Makeover, and whew, that is tough to watch.  In a good way, anyway.  The impact that a small group of people can have on a life is stunning.
It got me to thinking about our country.  In each episode of EM, a family that is struggling (poverty, loss of loved ones, etc.) in some way is rescued through the skillful hands of volunteers who are willing to put their talents to work to solve a problem.
Our country is in need of an economic extreme makeover.  Politicians,  businesses, corruption and simple stupidity have all … (36 comments)

real estate agent broker winchester va: Don't Panic! The Internet is Down! - 10/02/11 10:54 AM
My house looked like we were hosting a wake yesterday.  The Internet network went down.  What?  How could that happen in this day of technology?  Shouldn't someone sitting somewhere starring wide-eyed at a screen have seen this coming and fixed it before we were inconvenienced?  Surely, this should never happen in the 21st century.

You would have thought it was a cyber- attack from a foreign country.  Yep, it went down.  No Internet.  No Wi-Fi.  No gaming consoles online.  No, no, nothing.  Pat Kennedy's blog, "Phones! Newspapers! Real Estate! What has Technology Wrought?" made me laugh because of my crew.  … (34 comments)

real estate agent broker winchester va: "Local Broker's Head Explodes at DMV. Brain Goo Everywhere! More at 11 P.M." - 09/30/11 02:44 PM
"Local Broker's Head Explodes at DMV.  Brain Goo Everywhere!  More at 11 P.M."  OK, that was the headline I dreamed about while napping, but it could happen.  Why I saved my trip to the DMV for Friday is a mystery.  Oh, yeah, it's the DMV (Death March Victims).  I would save it for an hour before the apocalypse if possible.
It was all my fault.  For some reason, the DMV didn't send me a license renewal this time around, and by total accident, I was filling out a form to work with a new bank and found out that I was … (18 comments)

real estate agent broker winchester va: Money for nothing, and your checks . . . - 09/29/11 07:46 AM
"I'm thinking about gettin' a Realtor's license.  I'm tired of this 9-5 schedule.  I'd be nice to sleep in, take vacations whenever I want, drive a nice car, live in a big house, you know, all that stuff that Realtors do."
Please do not adjust your computer screen.  There is nothing wrong with your monitor.  On the other hand, there is something wrong with this picture.  How many times have you heard similar comments?  I've had so many people say things like this to me I think it's time to help them get started in the Realtor field.  If you want … (268 comments)

real estate agent broker winchester va: Please Steal My Listing - 09/29/11 06:51 AM
At the end of 2010, I had a client that was never going to sell her house.  She was trying to pay off all of her personal debts, so the house had to be sold for the balance of all of her bad choices and the price of the house.  It's hard to convince people that you can't throw a price at a house and have it stick.  It has to be reasonable.
Between the time that my listing expired (just shortly before I was about to expire), and the time I would have re-listed, another agent started courting my client.  … (9 comments)

real estate agent broker winchester va: What I learned from the September 30 Day Localism Challenge - 09/28/11 03:34 PM
Is it just me, or did those of you who have been involved in the September 30 Day Localism Challenge just learn a whole bunch about your community?  Wow!  I had no idea that so many things are going on in my community.
Sure, I knew about all the market reports, sales, listings and pending closings.  That's what I do.  I'm a numbers geek.  So, I want to know those things.  But, I didn't know about the Civil War walk-about.  I didn't know about the GermanFest.  I didn't know about the Valley Rally Bicycle Ride for the Boy Scouts, and I'm … (19 comments)

real estate agent broker winchester va: Changing Agents Will Not Make an Overpriced House Sell - It's Still Overpriced! - 09/27/11 06:30 AM
I showed a property today that was on the market for most of this year at approximately 35% over the current market for a similar property.  Of course, it didn't sell.  It came off the market, and then came back on at 25% over the market.
The second agent has fluffed up the description to make it sound like it is really a bargain.  She says it's, "Completely gone over!"  What does that mean?  It meant that the owner painted, hung one ceiling fan, had the floors refinished and changed the kitchen sink.  That's nice, but it's still 25% over the … (16 comments)

real estate agent broker winchester va: You Are Your Brand - Quality Electric Co., LLC - Winchester, VA - 09/27/11 12:17 AM
I have two companies.  One is a real estate brokerage, and the other one is an electrical contracting company.  When I started my electrical contracting company in 1984 I did it out of my own personal frustration with the caliber of electrical contractors in my area.  I was on an academic sabbatical from my job at that time, and I received a lot of calls from family, friends and acquaintances who found out I had a little free time.
What I found over and over is that so many licensed low performing electricians had done work for them, and now they … (5 comments)

real estate agent broker winchester va: Top 3 Benefits of Hiring a Local General Contractor For Your Repairs And Improvements. - 09/26/11 04:43 AM
Tom has some great advice about hiring a local general contractor.  I'm in the process of trying to sell an REO that has so many homeowner project disasters that we're having a hard time getting a contract on it.  The cost of repairing their work would have easily have hired a good GC.  Enjoy, and if you'd like to leave a comment, please leave it on Tom's blog.  He'll really appreciate it!

real estate agent broker winchester va: Hump? What hump? - 09/26/11 04:38 AM
I have another confession to make.  I'm a big Mel Brooks fan.  I love clever humor.  Brooks was a master of clever humor.  He packed so many great one-liners in his movies that most people I know can immediately respond to a line with a following line.  OK, I'm a nerd.  I admit it.
In the movie, Young Frankenstein, Dr. Frankenstein's (Gene Wilder) assistant, Igor (Marty Feldman), has a hump on his back.  At one point the doctor notices that the hump is on the opposite side of Igor's back.  Pointing to the hump, he asks him, "Didn't you, didn't you … (121 comments)

real estate agent broker winchester va: Do you treat all your clients like they are special? - 09/26/11 04:24 AM
Todd has a great question here.  He makes a good point that all clients should be treated with the same level of care and professionalism.  Enjoy, and if you'd like to leave a message, please leave it on Todd's blog.  He'll really appreciate it!!
I truly believe each one of my clients is special and I treat them all equally no matter the size of the property or how we met. But, recently I’ve seen more and more agents show favoritism to different types of clients. Now, these weren’t clients that were spending any more money, but they were referral clients … (0 comments)
