That's right. Smart investment money is starting to come off the sidelines as those investors recognize the value in Puget Sound real estate. Prices have adjusted to value levels, and in some cases, way below value levels. That brings the folks who have been sitting on the bench into the game. And that is good news because it helps to shape the perception of others. Of course it's always about location as location proves value. A quality product in a quality location at a value price. No news can sometimes be good news. According to the December Home Price Index, recently released by analytic firm CoreLogic, "2010 shows home prices stabilized with the average annual HPI index showing no change relative to 2009." Month over month, however, home prices were still down in December, with prices declining by 5.46 percent from November. This was the fifth straight month of declines. Home prices were also down in some unexpected areas. seattle: 30 year fixed mortgage rates are falling in the Seattle Mortgage Marketplace again.

Mortgage rates are again falling on the 30 year fixed due to the issues developing in Egypt. The Egypt protests have caused a flight to safety and investors are buying Bonds for protection. This have caused rates to fall back from the near 5% levels to around 4.625% (4.703 APR). We hit our mortgage lows back in Octoboer 2010 and they have steadily and slowly climbed back to 5% and hit 5% around January 21, 2011, but that has again reversed and todays rates look much better. Rate are down to 5.625, as of 12/04/2007, for a 30 year fixed conforming mortgage. What are you waiting for? These are the lowest rates I have seen in awhile. With the softness in the market and the low rate scenario, buyers should be looking to purchase now. If you already own a home and are not buying, you should at least refinance and lower your payment. Take advantage of the softness in mortgage rates today. There are many mixed reports right now and they include good signs and bad signs. I usually gauge the Real Estate business on how mine and my office sales are doing and there has been some up-tick in buyer interest for the Seattle-Tacoma, Washington area. Here are some of the positives and negatives....and a chart showing the emotional Real Estate cycle. I think the Puget Sound, Washington area is in the Desperation/Panic area of the chart.
