Old Forge Crossing Condominiums in Tredyffrin Township, Devon PA saw 23 sales last year, same as 2018. These Devon condos remain popular being in the Tredyffrin Easttown School district selling on average in 9 days.
Full data is below, but a quick recap those 23 homes sold for a total of $4,026,405 after concessions to buyers, homes sold for an average of 99% of list price, and the average square foot price was $201.

Tredyffrin Township New Construction Homes
Usually there are few if any new construction homes for sale in Tredyffrin or Easttown Townships. However at the moment there are a large number of single family and townhomes under construction priced under $1 million, as well as some over. What is interesting, with the desirability of the townships and the demand for new construction these homes have not been selling that quickly.

T/E school district is one of the most desirable locations along the Main Line, and it is hard for first time buyers to find homes in the two townships at affordable prices, but not impossible if you are willing to accept what you might get for your budget.

Right behind our office in Devon PA is this great little Tredyffrin Township Park. Many may not even know it is there. It used to belong to the Italian American Club located nearby, but was purchased some time ago by the township and now provides some green space in a fairly built up area,right behind Devon BMW a place of quiet where you can stop for a few minutes and relax and enjoy the trees and the grass.

Tredyffrin Township is once again holding open air concerts at Wilson Farm Park.
Here is the 2014 schedule for the Summer Concert Series.
June 26 - Almost Fab
July 10 - Chico’s Vibe
July 17 – Sofa Kings
July 24 – Crow’s Feet
July 31 – The O'Fenders
All concerts are free to the public and held on Thursdays at the Shire Pavilion with a start time of 7:00pm.

In the past few weeks I have posted several blogs about the lack of inventory and how this is affecting the housing market and pace of homes going under agreement in our local Philadelphia Main Line Market and surrounding communities. Chesterbrook is one of those communities being about 30 years old and well located in Tredyffrin Township it has single family homes, townhomes and apartments. Chesterbrook homes carry a Wayne address although as stated they are in Tredyffrin Township and part of the Tredyffrin Easttown School District.

After commenting on the lack of inventory in Chesterbrook last week, two new listings came on the market. One on Witherspoon, priced at $205,000 went under contract almost at once, but has since come back on the market, and another on Headhouse Court priced at $224,000 came on as well, both are two bedroom homes, Witherspoon on one level, a ranch style home, rare in Chesterbrook and obviously of interest to buyers and the other over two floors, with a nice open floor plan and views of some open space behind the end unit town home.

As of December 19th 2011 according to Trend MLS the following homes were available for sale in Easttown Township PA. Easttown Township covers Devon and Berwyn post codes and is part of the Tredyffrin Easttown School district.
There are 58 homes available to buy, the lowest priced home is a four bed one bath twin priced at $199,900 in Berwyn, The highest priced home is a lot in Devon with new construction of a six bed six full baths and two powder rooms at $6,395,000. Tredyffrin is made up of homes in Berwyn, Devon, Paoli and Wayne. Homes in Chesterbrook all have Wayne postal addresses although they are in Tredyffrin as do the homes that are in Glenhardie and the dog leg area of Tredyffrin off King of Prussia Road.

T/E school district announced to day that New Eagle Elementary School has been selected as a 2011 National Blue Ribbon School, one of 304 schools from across the nation, and one of 14 in Pennsylvania. This award honors public and private elementary, middle, and high schools whose students achieve at very high levels or have made significant progress. The U.S Department of Education will honor the entire 255 public and 49 private schools with their National BlueRibbon School awards at a conference and awards ceremony Nov. 14-15 in Washington, D.C.

What is happening in Berwyn? Berwyn PA that is. Situated in Easttown Township there has been a lot of earth moving and demolition in the heart of the village. The old Berwyn School that became the Tredyffrin Easttown School District Offices has been demolished and there is now a grassy area sitting next to the Easttown library overlooking the playing fields.

May 2011 the market treats Chesterbrook kindly. In May itself there were 63 listings, 12 homes came on the market priced from $195,000-$425,000. 6 went pending, and 7 settled so about half the number of homes coming on went pending although the number of total homes on the market grew
As the number of homes grows, this does put pressure on prices and we are seeing constant price reductions every week to encourage buyers to make an offer. Does this work?

So hard to believe but we are already at the mid-point of May. What is our local Tredyffrin Easttown housing market doing right now? Well in the first two weeks of May 58 new listings entered the fray, 3 of these went under contract and 2 went pending. These 58 listings joined the others already on the market bringing the total of homes listed to 393, another 6 of the other homes also went pending and 11 settled.

te school district: Lyme Disease is increasing - what to watch out for!

Lyme Disease is a bacterial infection carried by ticks and transmitted to pets and humans by infected ticks. 2008 saw Pennsylvania with 3818 reported cases and the thinking is that there are many unreported and indiagnosed cases. Chester County being so rural and suburban makes it a prime habitat for ticks whcih can carry the Lyme Disease bacteria.
