ashland: Making Home Affordable Refinance Rolling Out at 125% of Current Value - 09/19/09 05:53 AM
Well, we've been waiting quite a while since the announcement was made that eligible homeowners could refinance their home loan under the Making Home Affordable Program borrowing up to 125% of their home's current market value vs. the previously established 105%.

More lenders are now making this program available, giving a company like mine who is a mortgage banker AND a mortgage broker the opportunity to shop rates with many different banks/lenders for homeowners who could benefit from refinancing their home loan in order to obtain today's low interest rates. This may help offset some of the further value declines … (2 comments)

ashland: Here Honey, We're Leaving You $11.2 Billion+...in Debt! - 09/17/09 08:13 AM
Don't get me wrong...I certainly see the benefits the many families I am working with are going to experience with the $8,000 first time buyer tax credit. They're purchasing homes with monthly PITI payments less than they are paying in rent, they will experience the stability of home ownership, AND those eligible buyers who the $8,000 first time buyer tax credit will go to will likely spend it on the homes they are purchasing, helping local businesses with their purchases, or have a cushion they may not otherwise  have had in case of emergency.
To date, 1.4 million first time tax … (6 comments)

ashland: Have You Been To The Winchester Inn Restaurant & Wine Bar In Ashland, Oregon? - 08/25/09 05:41 AM
After over five years living here in beautiful Southern Oregon, we are still making new discoveries all the time. New paths to take on walks and hikes. New streets to travel on to familiarize ourselves with the various neighborhoods here while discovering the different viewpoints here in the Rogue Valley. New shops/businesses to explore. All new to us, anyway.

We recently celebrated our 14th wedding anniversary. Since we had house guests at the time, we postponed our celebration until after they left. On Saturday, my hubby and I headed over to a restaurant we’ve wanted to try, having heard such … (2 comments)

ashland: How to Buy A Home In The Rogue Valley Oregon | If You Are A Self-Employed Borrower - 08/17/09 02:56 PM
Remember the days of the “Stated Income” loan? They weren’t that long ago, having fizzled away and disappeared in to the fog of “alternative lending” programs that are no longer with us. While many alternative and subprime mortgage products needed to disappear in order to bring the realm of real estate financing and markets reliant upon it back to a more sustainable level, the stated income loan is sorely missed.

The stated income loan was designed to meet the specific needs of the self-employed, commissioned or bonus receiving homeowners. People receiving irregular revenue streams with spiking expenses who have exhibited … (11 comments)

ashland: Tale of A Sad, Sad Divorce After a Long Happy Partnership - 07/29/09 03:21 AM
Oh, woe is me! Alas, I have a tale to tell of how a long, steady, reliable relationship filled with mutual respect has gone awry. A sad tale of how a long, happy partnership had to end. I didn't WANT this relationship to end. But, I now NEED this relationship to end.
The relationship is a "Preferred Partner" relationship with a lender who will remain nameless. For YEARS, I've been telling fellow originators how wonderfully consistent this lender has been. How not only is their pricing consistently competitive, but a human answers the phone and you can actually run complex transactions … (12 comments)

ashland: There Is A Secret Gem Here In The Rogue Valley! - 07/27/09 01:05 PM
In these times of busy real estate sales and sometime excruciatingly painful home loan processes, I am reminded that in the middle of every transaction is a glimmer of light. I wrote recently about another glimmer of light I experienced for one first time home buyer transaction that really came together and made a difference for a young Rogue Valley family. But the glimmer that I'm seeing today is really more of a steady shine. This comes from an appraiser I've had the pleasure of working with on several FHA and USDA Guaranteed Rural Housing loans I've done lately.
