westchester condos: Real Estate Photography - Photographing Condos & Coop Common Areas... - 08/30/13 06:53 PM
When buyers look at a condo or cooperative complex, they are buying more than the unit, they are buying the lifestyle.  How the common areas are presented online and in brochures can really have an impact on overall interest.   Naturally, if your buyer craves a sleek modern look, the ornate detail of an Art Nouveau is going to attract them.  But on the other hand it may win over a buyer who loves pre-war architecture and moldings.  Buyers do tend to purchase a house or condo that feels "right" for them.  Certainly something like the entry, even though it is … (4 comments)

westchester condos: Market Update – Scarsdale Manor Cooperative of Garth Road – The Bull Market Returns…. - 05/19/13 04:09 AM

After years of bad news in the housing market, a corner has been turned.  The cooperative complex of Scarsdale Manor  on Garth Road in the Scarsdale PO is an example of such a turn around.   This popular pre-war cooperative complex suffered from the malaise with slow sales and decreasing prices.  Things are now leveling and we appear to be well on our way to healthy price increases.

Scarsdale Manor – Sales History: The sales history at Scarsdale Manor reflects the general market on Garth Road in the Scarsdale PO.  Prices for both 1 and 2 BR units fell … (2 comments)

westchester condos: Westchester is not the moon – Commuting to Manhattan is a breeze…. - 09/24/12 03:12 PM

Haven’t been posting as much lately because I have been very busy.  I’m still busy with clients and working hard generally, so getting to update the blog has taken a back seat.
The weekend before last I took a rare day off to  help  a friend move from her upper east side apartment to the her new digs in the upper west side.  In so doing, we made good use of my Honda Element taking things back and forth and loading the car with new goodies to decorate the new abode.

And yes, shutterbug that I am, I was … (4 comments)

westchester condos: Fotos on the Fly – NYC Skyline from Hudson Harbor – Tarrytown NY - 01/11/12 05:33 PM
One of the most exciting new construction developments is Hudson Harbor – Tarrytown NY.   I’m not normally a big fan of modern architecture, but I have to say that I really love the construction of this complex with its use of fieldstone and old wood beams.  They made it look like Stone Barns which is quite an accomplishment.  But what really makes its special are the views.
So after we saw the development, I went for a walk on the RiverWalk that runs right behind the complex.  (The complex – now in Phase II is right on the river.) and … (12 comments)

westchester condos: Update on Trump Tower of White Plains NY - 09/18/11 04:56 PM
Trump Tower White Plains NY – is one of the buildings that dominates the downtown White Plains skyline.  It was the first of the high rise complexes to go up in the city and it was the tallest building in White Plains until the Ritz made its appearance at the end of 2007.  As far as White Plains condos go, Trump ranks among the most luxurious.  This is one complex people are always asking about.  So I’m giving an update near the end of the 3rd quarter in response to all the questions about Trump and the Ritz.  For more … (6 comments)

westchester condos: Pets and the economy – A Plea to Westchester’s Condo and Coop Boards….. - 05/16/11 04:59 PM

It seems as though every single day I hear another story about pets being put into shelters as a result of the sour economy.  These may not even be foreclosures, but may be families forced to scale back from a single family home to a condo or coop.  You guessed it – the condo or coop nixes the pet.  This is particularly hard on our canine friends and I’m getting e-mails and pleas almost daily begging people to spare their beloved pet from the animal shelter.  Most of the time it is to no avail and many of these wonderful … (17 comments)

westchester condos: How To Make Condo and Cooperative Complexes More Attractive To Buyers: - 07/06/10 09:41 PM
Attention condo/cooperative board members and management.  I know that times are difficult and that units are not selling like they were.  This is particularly true since the tax credit has just expired.  Westchester condos and coops are often the first step on the ladder to home ownership – so complexes that have entry to mid-level prices will be impacted the most by the expiration of the first time home buyer’s tax credit. The inventory of condos for sale Westchester NY is very high.
But nothing is worse for values in your complex than a ton of listings just sitting on the … (9 comments)

westchester condos: Reflections From Two Mirrored Towers: The Ritz Carlton of White Plains Reflects the Mood of the Day – White Plains, NY 10601 - 08/29/08 05:34 PM
Although I hate to admit it, I’ve become somewhat fascinated by the Ritz Carlton.  I’m not generally a fan of modern architecture. My personal taste leans more to the art nouveau look of the Bar Building which stands in ornate contrast to the sleek towers.  But one thing I have noticed about the two 42 story towers gracing our downtown is that they never look the same. Like a chameleon that changes its coloring to blend into its surroundings, the mirrored façade of the Ritz is constantly changing to reflect the “mood” of the sky at any given moment – changing … (12 comments)

westchester condos: Pet-Friendly Condos: The Scarswold of Garth Road – Scarsdale, NY 10583 - 06/14/08 04:57 PM
Nestled  in the coveted location Garth Road , The Scarswold, a new condominium conversion has been open for business for about a month.  The Scarswold, along with her sister complex, the Craigswald are two of Garth Road’s most distinctive complexes.   Tudor in style,  so popular in the pre-war period, each are one- of-a kind. With finishes and details that can not be replicated today.  Just the detail in the brick work along truly amazing. Behind the complex are beautiful gardens and from there, there there is easy access  to the Bronx River Parkway Reservation  which is 807 acres of linear park  … (0 comments)

westchester condos: Pet-Friendly Condos: The Chateau – North Broadway, White Plains, NY 10601 - 05/21/08 05:21 PM
The Chateau is an elegant pre-war Tudor complex on North Broadway in White Plains, NY. Most pre-war construction in the area were converted from rentals to coops in the 1980s, so for those who really yearn for pr-war architecture but truly want to live in a condo you should put this complex high on your “must –see list. The complex is located in the heart of the downtown just across the street from the Pace University Law Library. The complex is set back off the road in such a way that it is quite private and quiet. This is one of those … (7 comments)

westchester condos: Pet-Friendly Condos: Knickerbocker Lofts (Part 2) – 52 Webster Ave., New Rochelle, NY 10801 - 05/01/08 06:49 PM
Several months ago, I wrote a blog on the Knickerbocker Lofts in New Rochelle.  The lofts are one of the few examples of true loft space in lower Westchester.  Initially the home of the Knickerbocker printing press company, these lofts offer all that one expects from a genuine loft.  Exposed brick, high ceilings, large windows, exposed pipes and old hardwood flooring full of dinks and dents.  In my initial blog, I showed a picture of the building at the time it opened for business as a printing press in 1892. The Developer’s Group who is responsible for the current renovations and … (9 comments)

westchester condos: Putting on the Ritz - Introducing the Ritz Carlton of White Plains – 1 Renaissance Square, White Plains, NY 10601 - 01/03/08 05:31 AM
The Ritz Carlton is located right in the heart of the downtown of White Plains just one block away from the White Plains City Center.  It dominates the downtown skyline as well it should because as I posted previously, it is the tallest building between Manhattan and Albany.  The facade itself dwarfs everything in its path and is sleek and modern in with steel and glass all around.  Standing at 42 stories height it consists of a hotel at its base and luxury condominiums rising into the sky are contained in its two towers. This complex itself provides a new standard … (9 comments)

westchester condos: The Condo/Coop Buyers Survival Guide for People with Pets – Part I - 12/29/07 07:24 PM
What can be more frustrating, exciting, rewarding, scary, exhausting, and down right daunting than buying a home?  Try buying one when you have a pet – more  specifically – try buying a condo or coop when your room mate happens to be a dog.  The restrictions and caveats are numerous.  At the very least, they will create bumps in the road – that will severely restrict buying options.  At worst they can be a minefield and a major obstacle to home ownership. The extent to which this impacts a buyers ability to purchase a condo/coop is a varied as the individual … (5 comments)

westchester condos: Pet Friendly Condos: Knickerbocker Lofts - 52 Webster Ave., New Rochelle, NY 10801 - 11/26/07 08:48 PM
The Knickerbocker Lofts are true lofts; they are the “real deal.”  The lofts are located in a former industrial space with high ceilings and fabulous windows, exposed duct work and old-hardwood floors that have dinks and dents from heavy use.  When you think of an artists loft – this is what comes to mind.  It’s nothing like the “loft-like” luxury buildings that have appeared in White Plains, NY and elsewhere in Westchester. The history is interesting. The Knickerbocker Press building was built by G.P. Putnam and Sons as a printing press in 1889-1890. It was open for business in 1892 and … (5 comments)

10 Stewart Place, White Plains, NY is  located in the 10603 zip code just 2 blocks from the White Plains City Center.  It features many of amenities of the more expensive complexes, but being tucked away on the quieter Stewart Place, brings the price tag down significantly.   Built in 1987, the complex sports an exercise room, a pool, sauna 24-hour doorman among other things.  There is deeded parking. One space for smaller 1 BR units and 2 spots for  larger 1 BR units and 2BR units.  The location is perfect for those who want to be close to the center of … (2 comments)
