texas hill country real estate: The Most Destructive Thing You Do All Day Long - 03/09/14 01:40 AM
Oh, but you say, "I don't do that!"  Stop and think about it.  Everyday you put off doing something that you know would make you money, improve your skills, improve your relationships, etc.  Everyday there is something.
Why are human beings so prone to procrastination?
Good question.  We all do this.  Maybe it is a task we don't think we should have to do.  Maybe it is something we really despise doing or maybe it is just plain and simple rebellion on our part.  Rebellion, you ask?  Yes, we fight against ourselves often to our own detriment.
For example, … (7 comments)

texas hill country real estate: Special place, special mornings, a deer wonderland - 05/29/13 11:54 PM
Every morning when I feed my cat, I also feed the deer.  They like deer corn and I spread it on the ground for them.  I have from 5 or 6 at a time to up to 30 depending on how hungry they are.  When the grass is not green, I have a lot more of course.
They also will eat almost anything just like a dog.  I give them all my table scraps and especially fruits and veggies.  Nothing goes to waste at my house.  Stale bread is a treat to them.  Fresh bread even better.
I have one doe in … (7 comments)

texas hill country real estate: The 300,000 point milestone is here! - 04/02/13 11:03 PM
I finally made it!  The 300,000 point milestone is finally here for me.  Did you hear the applause?  The noise of excitement!  The horns honking, the balloons popping?  I did! :)
It takes dedication to achieve milestones like this but it is so worth it in the Rain!  The friends I have met along my journey have made my life more complete.  The knowledge I have gained from professionals willing to share their knowledge, their ideas and their concepts has been invaluable.
THANK YOU to all my Active Rain friends!
Sometimes, you are the first contact with the world … (17 comments)

texas hill country real estate: What are you Waiting for? - 03/04/13 10:35 PM
What are you waiting for?  I ask my agents this often.  When a buyer prospect calls into the office or emails from the website.  "What are you waiting for?"  Get them on the phone.  Get them in the office.  Do it NOW!
Now is the time.  We've all heard that before, right?  Now.  Now is more important than later.  Let's look at the difference between now and later.  Now, the client has buying on their minds and are more receptive to you calling.  Later, life's situations take their focus off real estate and they may not have time to talk to … (8 comments)

texas hill country real estate: Last Warning to those on the Fence - 03/02/13 01:16 AM
If you are a buyer wanting to buy a bargain home and you just keep waiting thinking you will find a better deal or you just can't seem to bring yourself to make that final decision to buy, this is the last warning you will get that now is the time to buy.  Most parts of Texas are experiencing a dramatic increase in home sales and even an increase in prices.
Kerrville was slow to experience the recession and thus, we are last to recover from it.  The truth is the inventory for less expensive homes is short, way short for … (8 comments)

texas hill country real estate: Technology and Grandma - 02/06/13 10:35 PM
Grandma hates the new technology.  She says things were easier when pen and paper or pencil was the norm.
Shuffling through papers, storing paperwork, and keeping receipts that faded was no problem for her.  Trying to read computer generated reports, lists, and spreadsheets is a challenge for many older people.  It does not make sense to them or is as easy as the old ways.
Keeping the computer working, online, learning all the new changes when updates and upgrades are made, repairing programs, reconnecting, replacing parts, printers, even servers can make the average person go bananas.  My son is a computer … (13 comments)

texas hill country real estate: 317 Gabe Rd, Kerrville, TX 78028 Fabulous Horse Property or Vineyard - 01/08/13 10:15 PM
My new listing at 317 Gabe Rd is a fantastic country home on 9 plus acres completely deer fenced with a nice gated entrance.  It is located not far from town but offers lots of privacy.  The land is level with lots of oak trees and other trees for shade.
Current owners have had horses and there are two barns, corrals and round pens already in place.  It is a nice horse property.   Places like this one are rare.

This place could also be used as a vineyard.   There is an orchard and a garden area.  The weather in … (4 comments)

texas hill country real estate: Oh yes, Baby, it's cold outside! - 01/03/13 10:50 PM
My little darling kitty decided to check out the snow and ice this morning covering the ground in the beautiful Texas Hill Country.  This rarely happens here but occassionally we get some winter weather and today was our day for it.

The big snow flakes were coming down at dawn and dusting the ground.  It is warming up now and actually starting to melt so it won't last long.  It was pretty for a while though.
As most Texans feel, I don't like snow or cold weather.  Give me sunny skies and warm temperatures.  I prefer shorts … (8 comments)

texas hill country real estate: A System of Checklists - 12/18/12 10:51 PM
Systems can be many different things.  A complete system will cover everything from attracting leads to converting them to sales, to working through a transaction and eventually closing the deal.
One part of my system are the checklists we use.  We make sure the agents use listing packets and contract packets when working with buyers and sellers.  They can go to the filing cabinet, pick up a file folder and everything they need is inside.  No more worrying they do not have the correct form with them.  It's all there including the first page checklist.  How easy can this be, even for … (17 comments)

texas hill country real estate: Do you Close your Transactions at a Title Company? - 12/09/12 10:02 PM
Here in Kerrville, Texas, we do.  All our transactions go through a title company.  When we negotiate a contract, the agents take it and the earnest money to a title company.  They in turn, receipt the contract and take the money.
Our real estate office never holds the money.  The title company holds it in escrow until closing occurs or until the contract might fall off and the earnest money is returned to the buyer or split with the seller.
The title companies perform many duties and this is just one of those duties.  Searching the title for liens and helping to clear it … (15 comments)

texas hill country real estate: What kind of LISTS do you make? - 12/05/12 10:32 PM
Is your list made and are you checking it twice like the Christmas song goes?
I am busy making lists these days.  First of all, is my Christmas gift list as Christmas is just a few weeks away.
Secondly, I am making lists for sales meetings and training sessions with my agents.  Lists that contain things I do not want to forget to talk about.  Lists of activities the agents need to do to be successful.  Lists of clients and customers and referrals and where they are, where they have gone, where they are going.  Lists, lists and more lists.

texas hill country real estate: Weather Forecasts can help you Plan Your Marketing - 11/30/12 09:32 PM
Looking at the weather forecasts is a way to help you plan your marketing.  Sure, everyone knows the weatherman or weather lady is not right some of the time.  There are big advantages, however, in looking into the extended forecasts and plannning your marketing.
I do this especially in the late Autumn and Winter.  I want to make sure if I spend money on Open Houses it will not be pouring down rain or sleet or snow and the like.  Those rainy weekends, I might put an ad in the newspaper if I think folks will be inside reading by the … (20 comments)

texas hill country real estate: I Just wRAPPED mY fIRST cHRISTMAS pRESENT - 11/27/12 11:01 PM
I'm still wondering where the summer went!  Time goes by too quickly these days.  Oh, but I've said that before in a previous blog.
I'm beginning to sound like my dear old Auntie.  I used to listen to her go on and on about how there was never enough time for this and that and how fast life passes by.  I was so young and couldn't wait to be grown.  It seemed as if that time would never come.  Then, I was suddenly a wife and mother, not much extra time in those days.
Then, at the ripe old age of … (6 comments)

texas hill country real estate: I'd Rather Eat Fish - 11/19/12 08:54 PM
Turkey?  Turkey Day?  I'm going be like the Chick Filet cows that are always saying "Eat more chickin'" and say "I'd rather eat fish" down by the beach than turkey.
This brings new meaning to the phrase "Turkey Trot" :)
Look at these beautiful creatures.  Yes, there are 37 in this picture.  Early morning scaveging brings them out in number.  I love to watch them walk across the countryside.  They don't seem to worry too much that I am there taking their picture.  But not too close, and they don't like a lot of noise.

texas hill country real estate: Time goes by so quickly - 11/11/12 10:56 PM
Time goes by so quickly.  Fall is here!
Thanksgiving is just around the corner.  Then CHRISTMAS!
The end of the year! AND 2013!
Where did the time go?
I hope your 2012 was filled with lots of good memories and you took time to do the things that really mattered.
Time goes by so quickly, it can slip through our fingers if we are not careful.  Time management is the most important thing any real estate agent can practice.  Prospecting, talking with clients, busy activities and showing property, following up but not closing on the deal with eat up your … (37 comments)

texas hill country real estate: RISK, REAL ESTATE, where are you? - 10/21/12 01:51 AM
There comes times in everyone's life when you are at a crossroads with decisions to make.  You know one path leads in one direction and the other path in the opposite direction.  Which path to take?
Sometimes you can take one path and if it doesn't work out, you can switch to the other path.  But then, there are those times you must decide one or the other and you know there will be no turning back.
Which path to choose?  Which way to go?  Decisions, decisions.
Many brokers faced this dilemma a few years ago with the recession … (10 comments)

texas hill country real estate: What is the Most Important Thing A Broker Can Offer New Agents? - 09/24/12 10:28 PM
What is the most important thing a broker can offer new agents?
There are many things you could say to answer this question but I think the most important thing is availability.  New agents need good training, no doubt but they also need support.  To go outside the office and begin prospecting takes courage, knowledge, and support from the broker and other office personnel. A new agent needs to know they are being backed up.  They need to feel they are part of an organization.  They need to know they can get answers they may not always have.  They need a … (75 comments)
