HELLO Friends and especially Patricia Feager,
I have retired from selling real estate on commission.  I am saying it this way because I will be keeping my broker's license always and maybe doing some investment real estate and remodeling projects in the future.  I love real estate and have enjoyed my offices and working with clients and agents throughout my 40 years of being in the business.

Oh, but you say, "I don't do that!"  Stop and think about it.  Everyday you put off doing something that you know would make you money, improve your skills, improve your relationships, etc.  Everyday there is something.
Why are human beings so prone to procrastination?
Good question.  We all do this.  Maybe it is a task we don't think we should have to do.  Maybe it is something we really despise doing or maybe it is just plain and simple rebellion on our part.  Rebellion, you ask?  Yes, we fight against ourselves often to our own detriment.

Every morning when I feed my cat, I also feed the deer.  They like deer corn and I spread it on the ground for them.  I have from 5 or 6 at a time to up to 30 depending on how hungry they are.  When the grass is not green, I have a lot more of course.
They also will eat almost anything just like a dog.  I give them all my table scraps and especially fruits and veggies.  Nothing goes to waste at my house.  Stale bread is a treat to them.  Fresh bread even better.

I finally made it!  The 300,000 point milestone is finally here for me.  Did you hear the applause?  The noise of excitement!  The horns honking, the balloons popping?  I did! :)
It takes dedication to achieve milestones like this but it is so worth it in the Rain!  The friends I have met along my journey have made my life more complete.  The knowledge I have gained from professionals willing to share their knowledge, their ideas and their concepts has been invaluable.

What are you waiting for?  I ask my agents this often.  When a buyer prospect calls into the office or emails from the website.  "What are you waiting for?"  Get them on the phone.  Get them in the office.  Do it NOW!

Grandma hates the new technology.  She says things were easier when pen and paper or pencil was the norm.
Shuffling through papers, storing paperwork, and keeping receipts that faded was no problem for her.  Trying to read computer generated reports, lists, and spreadsheets is a challenge for many older people.  It does not make sense to them or is as easy as the old ways.

My new listing at 317 Gabe Rd is a fantastic country home on 9 plus acres completely deer fenced with a nice gated entrance.  It is located not far from town but offers lots of privacy.  The land is level with lots of oak trees and other trees for shade.

My little darling kitty decided to check out the snow and ice this morning covering the ground in the beautiful Texas Hill Country.  This rarely happens here but occassionally we get some winter weather and today was our day for it.

    The big snow flakes were coming down at dawn and dusting the ground.  It is warming up now and actually starting to melt so it won't last long.  It was pretty for a while though.

Systems can be many different things.  A complete system will cover everything from attracting leads to converting them to sales, to working through a transaction and eventually closing the deal.
One part of my system are the checklists we use.  We make sure the agents use listing packets and contract packets when working with buyers and sellers.  They can go to the filing cabinet, pick up a file folder and everything they need is inside.  No more worrying they do not have the correct form with them.  It's all there including the first page checklist.  How easy can this be, even for … (17 comments)

Here in Kerrville, Texas, we do.  All our transactions go through a title company.  When we negotiate a contract, the agents take it and the earnest money to a title company.  They in turn, receipt the contract and take the money.
Our real estate office never holds the money.  The title company holds it in escrow until closing occurs or until the contract might fall off and the earnest money is returned to the buyer or split with the seller.

Is your list made and are you checking it twice like the Christmas song goes?
I am busy making lists these days.  First of all, is my Christmas gift list as Christmas is just a few weeks away.                                                                                               
Secondly, I am making lists for sales meetings and training sessions with my agents.  Lists that contain things I do not want to forget to talk about.  Lists of activities the agents need to do to be successful.  Lists of clients and customers and referrals and where they are, where they have gone, where they are going.  Lists, lists and more lists.

Looking at the weather forecasts is a way to help you plan your marketing.  Sure, everyone knows the weatherman or weather lady is not right some of the time.  There are big advantages, however, in looking into the extended forecasts and plannning your marketing.
I do this especially in the late Autumn and Winter.  I want to make sure if I spend money on Open Houses it will not be pouring down rain or sleet or snow and the like.  Those rainy weekends, I might put an ad in the newspaper if I think folks will be inside reading by the … (20 comments)

Turkey?  Turkey Day?  I'm going be like the Chick Filet cows that are always saying "Eat more chickin'" and say "I'd rather eat fish" down by the beach than turkey.                      
 
This brings new meaning to the phrase "Turkey Trot" :)
 
Look at these beautiful creatures.  Yes, there are 37 in this picture.  Early morning scaveging brings them out in number.  I love to watch them walk across the countryside.  They don't seem to worry too much that I am there taking their picture.  But not too close, and they don't like a lot of noise.

There comes times in everyone's life when you are at a crossroads with decisions to make.  You know one path leads in one direction and the other path in the opposite direction.  Which path to take?
