Some deals are coming in the form of REOs, others in short sales and some are regular, deeply discounted re-sales. We do a lot of short sales, but we also turn quite a few away. We've had a 100% short sale success record since the beginning of 2009. No secret sauce here. The bottom line is we don't take short sales we don't think we can get approved. We've also been doing them for a long time and have obtained some great certification and training, including the CDPE designation. Market statistics for the luxury property segment over $500,000. Dates: March 15th-April 15th, 2010. Chandler has seen significant price erosion in the luxury market over $500,000 for 2010. REO and short sale activity is strong, but traditional resales at competitive prices are still available. What was once over a million can now be had for sub $600,000! A couple of points to help everyone working with short sales out there. Did you know that FHA back loans are Federal loans and therefore, trump any State laws regarding recourse vs. non-recourse? In Arizona for example, this means that, FHA is exempt from our anti-deficiency statutes and has completely different qualifying criteria for a short sale! It doesn't matter whether the property is a primary residence or not. VA loans are also considered recourse loans. No, that's not a typo. We had a B of A success story yesterday. We'll take the positive whenever we can get it! We got an approval letter on one of our B of A short sales a few weeks ago. HOWEVER, the negotiator failed to get the upcoming foreclosure date pushed out. He said it was getting pushed out, but it didn't. The property ended up being foreclosed on. End of story? Nope! If they deem the property to be unoccupied, their REO departments move in to re-key the property, winterize, re-key and drain the pool. This week has seen a lot of activity at trustee's sale for luxury homes in the Phoenix metro area. There were some amazing homes sold at auction in Paradise Valley and Scottsdale, along with many that were simply taken back by the bank. Canyon Verde in Ahwatukee saw its first foreclosure and there are several homes in pre-foreclosure in Eagle Ridge. It's interesting to wonder how many of these were lost short sale opportunities. We tried something new today and it worked pretty well so we thought we'd share. We have quite a few Canadian clients and out of town clients we work with. They always want more pictures and we've found that the stills just don't provide enough perspective. We bought a Flip video camera, created a tour on a house and posted it to flipshare.com.
