I wanted to create a brief blog regarding the “slowness” of business during the holiday season, and how we can not only avoid that “holidays are slow” excuse, but defy that idea all together.
Instead of jumping on the “holidays are slow” train, why not DO what everyone else is NOT DOING at this time of year… WORK, STAY FOCUSED, and ASK FOR THE BUSINESS.

Lending Guidelines - Equity Requirement on Departing Residences in order to Count Rental Income for Qualifying Purposes
Did you know that if you are departing your primary residence or home, and are planning to purchase a new primary home, that you will need to have 30% equity in the departing residence in order to use rental income from that house to increase your purchasing power for your new home loan qualification.

As a loan officer working with Prospect Mortgage, a direct lender, I am lucky enough to have the ability to fund loans in house, all while having the choice to broker deals out to other big banks and direct lenders who have niche products that are DEAL SAVING alternatives to the standard guidelines and regulations set by Fannie Mae and Freddie Mac. Most lenders and banks have niche products that only they can do "in house"... and having the ability to utilize these niche programs as well as our own, allows Prospect Loan officers like myself to have a wider range of program options for borrowers. Getting the best price does NOT simply mean getting the lowest interest rate. Rates are going to be what they are, as they are based on Mortgage Backed Securities. You can go from bank to bank and lender to lender to find the best rate, but ultimately that is only a portion of the total cost of financing.
