nashville homes for sale: So you really think pricing is everything?? - 09/15/09 01:53 AM

I have posted a few blogs lately that have talked about the best ways to market a home. I really wanted to show what I do as a Realtor to market my listings here in Nashville. Besides the normal sign in yard, MLS, open houses on Sunday, and THE RIGHT PRICE, there are many ways that can help with the quick sale of a home.

After writing a few blogs I got several responses that basically said something to the effect of “If you price it right then it will sell”. I DO agree with this although there are … (6 comments)

nashville homes for sale: This isn't working! - 09/11/09 07:28 AM
Hold Up…Lets Just Think For a Second!I recently went to work with a client that needed help getting their home ready to sell. It had been on the market for several weeks with no offers and no interest from buyers. The only remarks were not in their favor. After this had gone on for several weeks they gave me a call to come give them some pointers. I knew there was going to be many issues to be addressed because I had seen their home before, however I REALLY underestimated this one!!!
The first thing that greeted me as I walked … (5 comments)

nashville homes for sale: To stage or not to stage? - 09/10/09 05:13 AM
To stage or not to stage? That my friends is the question that plagues us all.
There are definite views on this subject, each with valid points. So often I have heard sellers tell me that they do not want to spend the money on staging because they are not trying to impress anyone with their style, or they do not have time. Whatever the reason, (or excuse) they feel that the return is not worth their time.
Look, there is a simple question to be asked that can help the seller decide if they want to stage their home.  Simply ask … (3 comments)

nashville homes for sale: "WHAT IF?" - 08/25/09 08:57 AM
The longer I am in the Real Estate game the more I hear the phrase "what if?".
I think this phrase can be very useful. For example, "What our financing doesn't go through?" "What if the inspections come back and we don't want to deal with the headache of fixing all the problems?". These are all "what ifs" that can save a lot of heartache in the future. I am a big supporter of that phrase and practice it myself with many situations in life. That phrase can save the day!!
On the flip side I have seen that phrase just … (7 comments)

nashville homes for sale: FSBO vs. Agent - 08/06/09 06:20 AM
I live in an area in Nashville TN where there are A LOT of homes for sale. In fact, there is a neighborhood called "Lenox Village" that has close to 60 homes on the market!! Out of the 60 homes that are listed many of them are "For Sale By Owner". I PITY the FSBO that thinks they have an edge over an aggressive listing agent!! (In the best Mr. T voice I can muster up)
Let's talk about exposure. I know that some FSBO's get smart and figure out a way for their home to be listed in the MLS... … (1 comments)

nashville homes for sale: Some Nashville listing agents do it better. - 07/30/09 05:44 AM
I know I know.... "If a home is priced right then it will sell". Let's say though that the home is priced "right" but just not a killer deal like most buyers are looking to get. This is where I believe the next step in marketing your listing will come in. I decided to place my daily video Blog on AR today. Hope you enjoy.

nashville homes for sale: The Brownstones in Franklin TN. - 07/29/09 06:28 AM
If you have ever driven downtown Franklin you will notice that even as the area is growing, the town has done everything they can to keep it original. The city was founded in 1799 and still has the same feel of a historic town. It has the 19th century look but with the 21st Century conveniences. This is what the residents refuse to give up!
A new...yes NEW neighborhood has gone up in historic downtown Franklin called "The Brownstones". The neighborhood still has the historic charm of the original buildings but with many exquisite updates to the interior. The development which will … (2 comments)

nashville homes for sale: The housing market...It's all in your head. Ask my investor - 07/22/09 12:18 AM
As we wake up on a daily basis and turn on the telly, all we see are signs of a terrible                                                                                        economy and in turn a terrible housing market. I am a Realtor in Nashville TN and I don't know what you are talking about...

Sure, I have seen a slowing market here. I have had my … (2 comments)

nashville homes for sale: Dennis Lockhart Speaks at the Nashville Rotary club on Monday - 07/21/09 04:12 AM
Dennis Lockhart (Top U.S. Federal Reserve Bank Official) spoke to the Nashville Rotary Club on Monday stating that we will soon emerge from our recession. His speech was a mixed bag of the current negative condition we are in with the hopeful and somewhat confident recovery.
A part of the "somewhat confident recovery" was indication that the interest rates were not going anywhere soon. "Certainly we have low interest rates today" and "I would expect that to continue for some time" Lockhart said at speech held before the Rotary Club of Nashville. He acknowledged that there are many stimulus packages in place … (1 comments)

nashville homes for sale: Message in a bottle - 07/16/09 01:06 AM
Like a lot of Realtors throughout the U.S. I actually LOVE Real Estate. I love almost everything about it. I love looking at homes, hearing stories about unique homes, renovating homes, you name it!
Over the 4th of July I had the opportunity to travel to Maine with some friends. I had actually never been before and the thought of seeing new places excites me more than anything. What makes this even more exciting was that the home we stayed in was RIGHT ON THE BEACH! This was the picture perfect weekend with fog rolling onto the coast, below normal 4th … (11 comments)

nashville homes for sale: Lenox Village. HELP!!! - 06/24/09 04:29 AM
It is tough to sell when there are 58 homes in the same neighborhood on the market. The MLS just doesn't cut it in this economy. It is time to go viral!

nashville homes for sale: Do you REALLY know your MLS system? - 06/23/09 09:54 AM
Today I took a class at our regional MLS headquarters in Nashville. I didn't really NEED to take the class but it was an elective for a part of our mandatory continual education. I thought this class was going to be a breeze and uninformative. Sure it was a breeze but I was WRONG on the information I thought I was going to get.
I have been using "Realtracs" (Tennesee's MLS search) for two years and felt as if I knew the system pretty well. Of course I can do basic home searches and even very detailed ones but this can … (13 comments)

nashville homes for sale: We told you and now SOME are regretting it - 06/22/09 07:43 AM
The age old expression "Now is the time to buy" has been worn out by Realtors in ANY market it seems. I have heard from many "buyers" that they are sick of hearing that phrase.
I know that Realtors are salespeople and WANT clients who are ready to buy. That in turn can give the impression of desperation and possibly trying to make ANY market look like "Now is the time to buy".
Just within the past two weeks I have had several buyers state that they wished they had bought LAST MONTH when interest rates were in the 4's. You read … (6 comments)

nashville homes for sale: I had the day off... This is what you get! - 06/18/09 07:59 AM
So I took the day off. Normally I do a video blog on a daily basis. Today I decided NOT to talk about Real Estate and give everyone a good laugh. I went to college with some friends who are now in a band called SAFETYSUIT. They have great music and are great guys. In fact, if you happen to be from Nashville then support your local Nashville and vote for them on VH1. They have been in the top 10 for the past 3 weeks!
They do video blogs while on the road and in the process have played a … (0 comments)

nashville homes for sale: Why the heck won't my home sell?? - 06/16/09 10:19 AM
Realtors should all have a general knowledge (if not an extensive knowledge) of things like contract writing, negotiating, Real Estate law, etc. Sure, some agents are better than others when it comes to those things. Some may be more shy than others and can't negotiate as well. Others may have to ask their Broker to help them fill out the contract. Bottom line is that there are a LOT of agents who have a good knowledge of the basics.
When it comes to listing a home though, what sets a good listing agent from a GREAT listing agent?
MARKETING!!
Don't all … (4 comments)

nashville homes for sale: Active Rain needs to get with the program - 06/11/09 06:18 AM
I really enjoy blogging...especially here on Active Rain. Within the past couple of weeks I have really started looking into doing "Video Blogs". My video blogs have been so effective that it is hard to come back to AR and do "regular" old text blogging. I have several other blog platforms that I use such as TRULIA and BLOGGER (Which by the way allows video). In addition to those I am able to post the video blogs all across the internet. Sites like Myspace and Youtube rank your blog so high that it is hard to deny the power of it. … (17 comments)

nashville homes for sale: Thank YOU Active Rain! - 06/04/09 12:04 AM
I have been blogging for about 6 months now and would say I am definitely addicted to it. I am not so much addicted to the writing part as much as I am the results. This will be my 75th blog here on the rain! There are MANY reasons why I am thankful so I thought I would just name a few.
1. My website is actually getting traffic! When I first started, I don't think I was in the top 100 results of a Google search for much of anything. NOW, with certain keywords and phrases I am all over … (45 comments)

nashville homes for sale: Craigslist vs the MLS - 06/01/09 08:59 AM
I am a Realtor with Keller Williams Realty in Franklin TN. OF COURSE I use the MLS to list all homes for my sellers. The Nashville MLS is a GREAT tool and a no-brainer when it comes to giving a listing exposure. This exposure naturally targets other Realtors with buyers. In addition, buyers are learning more and more how to use the public MLS system for their particular area.
On the flip side, many buyers and renters are turning to Craigslist more and more. In fact, the last 2 rentals I had on the MLS were ALSO posted on Craigslist and … (13 comments)
