It's a Monday and the Last week of 2008. May the New Year bring Forth a Robust Economy and a Rebounding Real Estate Market.

mason county: Wordless Wednesday - 12/23/08 07:05 PM
This picture was taken in Allyn, Washington, and is a view of Case Inlet, also known as North Bay. Allyn is a unique little town where everyone knows your name.Most of the residents live on the hill above the bay in the golf course and lake community of LakeLand Village. A friendly smile and a wave are common place here. Right now we have a lot of snow, but this picture depicts a typical winter day. Feel free to stop by and visit us sometime.

mason county: Mason County, Washington experiencing Elevated "Months Of Inventory" but Pendings are Up. - 12/22/08 09:17 AM
Currently Mason County is experiencing Elevated "Months of Inventory".
At the end of November 2008 our Months of Inventory based on Closed Sales was - 31 months.
Based on Pending Sales it was 19.4.
In November of 2007 we were at 15.4 and 19.6 respectively.
Homes on the market during November 2008 numbered 776, compared to the 802 on the market in November 2007. A difference of -3.2%.
Number of Homes that Sold in the month of November 2008 was 25. November 2007 posted 52 Sold's. That is a -51.9% change from a year ago.

Friday December 6, 2008, the Mason County Association of Realtors held their Annual Installation of the Incoming Board of Directors and Officers. The event was held at the Little Creek Casino in Shelton Washington. The event was Grand as always and everyone had lot fun. Thought I share a few snap shots of the affair.

First Post of the Month... and would'nt you know it, I just have to provide a statistical report for Mason County Real Estate for the two week period of November 1st through November 15th. I know there are some local Realtors and industry followers out there just waiting anxiously for this informative information. 
The following Real Estate data - is what it is. You tell me how we're doing.
Real Estate Sales for November 1 through November 15, 2008 posted 30 total sales in the amount of $5,085,625.
Single family homes on less than 5 acres accounted for 16 of the total sales. New single family homes posted 2 sales. … (1 comments)

mason county: Western Washington Real Estate and Job Outlook - 11/21/08 03:51 AM
In the Third series of economic reports provided by Gardner Johnson Land Use Economics, The Gardner Report points out that our Region has been adding Jobs for the past 12 months ending September 30, 2008. King County posted the most gain with a percentage change of +3.1% in annual employment.
 
Mason County's percentage change in Annual Employment was -0.5%. This appears to be the norm for a number of rural counties of Western Washington. For Example, Island County reported a -0.1% Change, Grays Harbor had a -0.4%, Skagit at -0.8% and Cowlitz was -1.3%.

Lets face it, when you read today's Headlines all we hear about is the worse case. "Consumer Confidence Falling", "A Recession is Upon Us", "Housing Prices Continue to Fall" and so on. But I don't believe the headlines tell the whole story.
 
Each week in my local market I write a column in the local paper entitled the Real State of Real Estate. I supply to the public the real numbers, real facts about our local real estate market. For example, according to the Stats, new mortgage applications are up.

mason county: Mason County Buyers are coming from... - 11/14/08 02:57 AM
                 To date Mason County has had 1,222 total real estate sales. There were 1,152 sales to Washington State Buyers. Locals made up the largest percentage of buyers numbering 747 all from zip code 985xx (Mason County). Followed by 162 buyers from zip code 983xx (Jefferson County).  The third largest percentage of buyers came from King County, 980xx, a total of 90 buyers.
             Seattle area buyers from zip code 981xx accounted for 68 sales. There were 48 sales to buyers from Tacoma, 984xx and 18 buyers from 982xx, Snohomish County. The other19 sales were spread out through most of the … (1 comments)

I was just reading some comments on the AR site when out of the blue I noticed a new statement that declared that I have received 2000 bonus points from Bob Stewart for my efforts in promoting Localism.
Thank you Bob Stewart. It was certainly a surprise. I must confess that I am thrilled with Localism.
Timing of the bonus points is peculiar because earlier today, I received a phone call from the Secretary of the Allyn Community Association. She was putting together the minutes from the Association's General Membership Meeting held last Thursday. It was at that meeting that I … (9 comments)

mason county: KUDOS to the Active Rain Community - 11/06/08 08:39 AM
This morning at the Allyn Community Association meeting, I took upon myself to announce to the attendees that the local Real Estate community has been very active in providing informative commentary, photos and chitchat about the community and posting it to LOCALISM. It was convincingly suggested that each attendee go to the LOCALISM web site today and read what is being reported.
The response was very favorable and the discussion appeared to encourage the Realtors that attended the meeting to continue to be acting as blogging ambassadors for the community.
