Wondering what's going on in NW/W metro Tucson with regards to horse properties? I did a little investigating to compare and ran zip code searches for 3: 85742, 85745, and 85653 to see what was going.
Criteria was horse property, single family home, 2 acres or more. I looked at last 60 days of action.
85742 had 8 total, Active listings priced 925K to 2.5m. 2 closed, one at 950K and 1.07m
85653 had 3 total, 1 at 775 available, 2 sold, (trailers, not sfr) at 165 and 170
85745 had 13 total, 4 active between 475K and 765K, a 399 pending, no sales

I've been working with an out of state buyer for a year - she's hoping to find a horse property, with facilities, as close to her family as possible. I go to each property of interest and send copious small videos with narration, and then we talk when complete. It works with her schedule.
Throughout the year her criteria has changed, and I get it. Some times you don't realize what you need or what's important until you've looked under a few rocks, so to speak.
At first thought, you may think...working for a YEAR...but one must consider our Tucson Area inventory.

I did a quick search this morning, May 24, 2020 of available horse properties and ranches within Tucson "proper". That is to say, I didn't go beyond the Tucson Mountains out into rural Marana to the West, stayed north of Corono de Tucson and Sahuarita to the south, or didn't go beyond Saddlebrooke to the North. For this search, I stayed fairly close to town limits, as most of the folks who've contacted me for a horse property wanted to be within 20 minutes of "amenities".

I have clients currently looking for a ranch of several acres with actual horse facilities right now and it's been challenging here in Tucson and Marana, AZ. Inventory is not what is once was, and homes are selling quickly. We're finding multiple, full priced offers on most listings priced right, in good condition.
Tucson has property characteristics in our search criteria that "allow horses" with zoning or a zoning variance, or those with "horse facilities" that may include corrals, a shade, mare hotel, barn, arena, round pens and the like.

It's always a good day to take a drive west of Tucson to enjoy the views, the mountains, the scenery -- yep, I can go on and on.
The drive is relaxing and serene, and I love the cactus and mountain backdrops!
