selling a home: You can't make me talk - 09/14/12 10:58 PM

Well, actually they can.....
When you list your property for sale, you will need to complete a Seller's Disclosure in which you will reveal all issues about the condition of the property of which you have knowledge. The Seller's Disclosure is not considered a warranty and buyers are still strongly encouraged to conduct their own inspections and investigations. This includes all knowledge of material defects or psychological defects - past or potential flooding, leaky roofs, or anything else that may impact a buyer's decision to purchase the home.
Your REALTOR (R) must reveal all issues of which he/she has knowledge … (5 comments)

selling a home: The Top 10 Most Horrifying Stories We've Heard about other Realtors - 09/07/12 11:40 PM
Team Zuhl specializes in homes in Union County that expired unsold. As such, we've had many conversations with homeowners who had some pretty revealing things to say about their realtors. Here's the top 10 list of shocking things we've heard.
10. Some agents hold a broker open more than 3 months into the listing. We always hold broker opens - it's  a great way to get feedback from experienced local professionals - and our broker open is always within a few days of the listing going live, unless the owner prefers not to.
9. Agents post unfocused or dark photos, or … (9 comments)

selling a home: We lost a contract today but gained a client! - 08/31/12 11:31 PM
A house sale that we've been working on for MONTHS fell apart about a week before closing.
About 6 months ago, we were holding an open house in one of our Union homes and a very nice couple came in. Let's call tehm Doug and Sally. Although they were not interested in this particular house, they wanted to compare their own house, about 4-5 blocks away, with this one since they were priced about the same. Their house was listed with an agent, we'll call her Marion, who hadn't done any of the marketing that this couple saw we had done … (2 comments)

selling a home: Dear TZ - I Want To Price a Little High to Leave Room For Negotiating - 07/24/12 11:22 PM
Dear TZ -
I understand why you want to price my house at $250,000. I think if we price it at $275,000, we'll be able to negotiate and still get $250,000. And maybe we can even get $275,000 - we should at least try, right? What's the harm in that?

Eager Eleanor

Dear Eleanor,
Of course you want to get as much money for your home as you can.
The problem with that kind of thinking is that buyers are very educated. There is a plethora of tools buyers can use to determine home values – the internet is absolutely … (4 comments)

selling a home: 3 Ways to Get Multiple Offers on Your Union County Home - 07/10/12 10:22 PM
Although still rare, Union County homes have sold above list price and with multiple offers this year! Here's a four step way to get it done right for your home:
1. Price low. I don't mean to price it so low that you feel cheated, but price it low enough to generate excitement. 1-2% below appraisal value is usually enough to get the ball rolling, but 3-4% is even better. Think like an auctioneer - lots of peopl interested in your home means the price is going to go up!
2. Make it easy to show. Have a lock box. Be … (6 comments)

selling a home: Would you try to climb Mount Everest without a guide? - 06/30/12 12:51 AM

Would you try to climb Mount Everest without a guide? We wouldn't!
There's the constant danger of sudden changes in the weather or wind, altitude sickness, and the technical problems of climbing a mountain. A successful climb takes months of preparation. Sherpas map out the path and set ropes to help guide the climbers.
Although more than 5000 climbers have successfully climbed the summit, there have been at least 200 deaths while attempting to climb.

I'd be about as likely to buy or sell a home without an agent as I would be to climb Mount Everest without a … (4 comments)

selling a home: Slick Salesperson, or Relationship Builder? - 06/10/12 11:15 AM
Is the perception that your clients have of realtors that we're all just slick salespeople who will say anything to get the commission?
Used car salesmen have a sleezy reputation. In the days of desperate real estate agents, did you start to sound like someone who would say anything to get the sale?
Remember, the most important quality a real estate agent has, according to the  New Jersey Association of Realtors survey, is trustworthiness. 33% of all respondents said that honesty and trustworthiness is the reason they chose their real estate professional.  Sellers want to be able to believe their agents, and slick salespeople don't … (3 comments)

selling a home: How many Realtors should you interview? - 06/08/12 07:28 AM
If you're planning on buying or selling a Union County home, you want to make sure you're in the hands of a competent, experienced Realtor.
The New Jersey Association of Realtors interviewed buyers and sellers to see how many Realtors they interviewed before hiring one and the results surprised us.
57% of respondents only interviewed one Realtor. 18% of respondents interviewed 2 Realtors. 11% interviewed 3 Reltors. 14% interviewed four or more Realtors. Do the results of the survey surprise you? How many Realtors did you interview before you chose on to buy or sell your home?
If you're interviewing Realtors, … (2 comments)

selling a home: Dear TZ - I want to fire my REALTOR! - 06/02/12 09:05 PM
Dear TZ,
We signed with a REALTOR a few months ago but I just don't think he's doing his job. We've had no showings and no offers. The last time we heard from him was when we signed the papers. He doesn't return our phone calls or emails.
Can we fire him? Or we stuck with him until the listing expires?
Frustrated Franny

Dear Franny,
Unfortunately you may be stuck with him, until the listing agreement expires.  But here's a couple things you can try to do.  First call the office.  Ask to speak to the Broker or manager.  Explain … (10 comments)

selling a home: Dear TZ - How do I show my home with pets? - 04/09/12 09:08 PM
Dear TZ,
I want to put my house on the market, but I have 2 dogs and a cat. How do I have the property shown without worrying about my pets?
- Peter Petlover

Dear Peter,
Depending on your pets' personalities, they may actually help you sell your home, at least according to this article by the National Association of Realtors.
If your pet isn't quite the right personality for such a task, you'll want to consider taking the dogs to the park for showings.  You could also arrange for a friend or relative to tend to the pets while … (11 comments)

Nothing beats a kitchen so clean that it sparkles. Here's everything you need to get your kitchen looking Open House ready!

selling a home: 3 Simple Steps To Selling Your Home Fast - 03/26/12 08:46 AM
Sell Your Home Fast with these 3 Simple Steps:
1. Price it right. Get a pre-appraisal (about $300 from a certified appraiser) or get a CMA (free from a REALTOR) and price your home 1-2% lower than they recommend. Offer a competetive commission to the buyers' agent to get them in there.
2. Clean it up. Get rid of all clutter. Polish until it shines - inside and out. Arrange your furniture in a way that has appeal to the most potential buyers - hire a professional home stager to be sure you're doing it right.
3. Market it all over … (4 comments)
