While the San Diego real estate market isn’t exactly heavenly, it’s faring the best of Southern California’s six counties–and may be leading the charge to an eventual recovery.
According to the San Diego Union Tribune and San Diego’s DataQuick Information Services, the volume for San Diego home sales in July was off 13.3 percent from a year earlier. That may not be the rosiest news, but when compared to other counties, San Diego looks like a relatively safe haven:

I attended a meeting of top women agents in North San Diego County last week, and here was lots of buzz and much discussion about what is selling—and what is not. Aside from market issues (luxury home market is strong in coastal San Diego County and multiple offers are not uncommon for buffed homes in the $1.5 million and up range), the issue of home presentation and staging was at the very top of the list.

In this post, I'm going to step out on a limb...and over a canyon. Perhaps it is a "dead cat bounce" as stock market reporters used to say in 2000-2001 about declining and spiking stocks. Maybe it is something else, but something is astir in our real estate market. 
Perhaps San Diego crashed first, and perhaps we really do perch on the bloody edge of the economic envelope. But the numbers and recent buyer calls cannot be ignored. san diego real estate market: Condo Conversions Grind to a Halt - 09/24/06 05:00 AM
--at least in the San Diego market. This morning's front page of the San Diego Union Tribune discussed the condo conversion craze, which San Diego once embraced. In that hot market a year or so ago, condo converters were snatching up any project they could find, ignoring size and condition. It seemed to be the perfect product for first time buyers and a ka-ching machine for apartment sellers, investors and converters.
The problem? Many investors overpaid for these apartment buildings and are now sitting on unsold inventory. Many of these investors will become unwitting landlords as they try to rent out fully … (4 comments)
