I have access to the MLS and know the community that my new home will be located better than most people. I've negotiated everything in my life and I'm really good at it. Why do I need a Realtor? A Doctor has many years of training doesn't operate on themselves. An Attorney has been in court defending other his entire career yet hires an Attorney. A Teacher has taught for years yet attends classes and learn from other teachers. You don't know what you don't know. Daylight Savings time has begun and Spring is less than two weeks away. The rather mild Winter has started the home buying and selling season earlier than usual. Homes are selling at a brisk pace, home prices are once again on the rise even as interest rates have continued to fall. The scariest thing about buying a home is that it is so darn easy! Whether a person is 18 or 90 the only requirement is having the ability to buy. No one can stop you from buying. No one will run you through an obstacle course. No one will put road blocks in your way. You can go out and look at homes tomorrow and be in escrow the same day. Choosing a home to buy and live in is much more like dating then getting married or at least it should be! Many buyers start off looking for the right home for the rest of their lives. There are many types and styles of Realtors. The most successful are trained and have canned answers for any question that a buyer or seller will ask. There have been relatively few Bank Owned homes reach the market compared to the amount of homes that can not be saved by home owners and will eventually be foreclosed upon. The US Government gave a $8,000 tax credit to first time buyers, new home buyers and existing home buyers. There were on average 12 buyers for every Bank Owned Listing that managed to hit the market. Buyers and I am referring to the buyers that have done everything asked of them including get loan approval, showing proof of funds and proving their ability to buy and motivation to close escrow on time are being abused in today's real estate market. The shortest distance to the real estate recovery and end of this horrendous recession lies squarly on the shoulders of buyers that plan on moving into their homes and maintain it.
