The scariest thing about buying a home is that it is so darn easy!  Whether a person is 18 or 90 the only requirement is having the ability to buy.  No one can stop you from buying.  No one will run you through an obstacle course.  No one will put road blocks in your way.

Choosing a home to buy and live in is much more like dating then getting married or at least it should be!  Many buyers start off looking for the right home for the rest of their lives.  However, homes are sold regularly and most people live in the same home for less then five years.  It is really funny to see people buy their "last" home only to call within a few years looking for another home.

There are many types and styles of Realtors.  The most successful are trained and have canned answers for any question that a buyer or seller will ask.  Buyers and Sellers fall for this style over and over again.  This type of Realtor dominates the awards ceremonies.  The biggest problem for Buyers and Sellers is that this type of Realtor is purely dollar driven.  The goal of a Realtor should be putting more money in the Buyers and Sellers pocket then their own.

Home prices have dropped as much as 50% in many parts of the USA.  There have been relatively few Bank Owned homes reach the market compared to the amount of homes that can not be saved by home owners and will eventually be foreclosed upon.
The US Government gave a $8,000 tax credit to first time buyers, new home buyers and existing home buyers.  There were on average 12 buyers for every Bank Owned Listing that managed to hit the market.  These homes were listed far below the absorption rate and bid up as much as $100,000 above the list price.

There are many reasons to have a short escrow.  A short escrow and quick closing is best for buyers and sellers equally! 
One reason that buyers fail to close escrow is called "Buyer's Remorse" which happens when buyers start to overthink the home purchase.  A buyer may feel the paid too much or that the payments will be too high.  The buyers also continue listening to the media constantly feeding negative news on the economy.

Buyers and I am referring to the buyers that have done everything asked of them including get loan approval, showing proof of funds and proving their ability to buy and motivation to close escrow on time are being abused in today's real estate market.
