It is time to set the Table & Things to do Thanksgiving 2017

The holiday season is upon us and setting the table comes to mind.  Just like Thanksgiving and Christmas Dinner home owners thinking of buying or selling their home in the near future need to set their table in order to be in the best position for their future.
 
Buyers need to:
  • Find a Lender, get loan approval, find out how their maximum purchase price and determine the maximum they want to pay for a mortgage.
  • Find a Realtor that they respect and knows the local real estate market.
  • Set their criteria in detail with items such as price range, number of bedrooms, attached or detached home, age of home, size of yard, special features such as pool or 3-car garage & locations.
  • Get started right away receiving listings matching closest to their criteria updated daily by their Realtor.
  • Clear out their home to make packing easier as time will pass quickly once they find a home that fits their needs.
Sellers need to:
  • Find a Realtor that they respect and knows the local real estate market.
  • Meet at their home with their Realtor to share the benefits of their home, location, condition, upgrades and backyard or outdoor living space.
  • Find out the current market value of their home and anticipated value at the time they expect to sell their home.
  • Determine whether they will be selling only or selling and buying another home. (if buying another home fulfill buyer's needs as well)
  • Have their Realtor update them with any activity in their community such as new listings, pending listings, sold listings and price changes of comparable homes.
  • Declutter, make cosmetic repairs, enhance landscaping, improve curb appeal, make sure there is no unfavorable odor such as cigarette or cigar smoke.

WE will have a large group this year so even the dust bunnies under the very large entertainment center need to be taken care of...although I don't think anyone  will look.  And if hey do, have  them clean it!
