Another year has come and gone. The good news for home sellers is that it appears that the market has bottomed out, the bad news is that it doesn't appear to be gaining ground, at least not yet. Here are some numbers worth noting. Listings: In 2002 there were 922 new listings that came on the market during the year. That number has gone up every year until it peaked and leveled off at 1759 in 2007 and 2008. These graphs plot the new listings on an annual basis vs the sold listings on an annual basis for different market areas in and around Joplin MO. As you can see from 2002 to 2005 the new listings and the solds were pretty even but from 2006 forward the gap got considerably wider. The other thing of note here is that the total number of sold properties was very steady through 2007 then drops off in 2008 and 2009. Sometimes when I'm in a Board of Alderman meeting here in Carl Junction it seems that we've likely done the best we could when all sides of an issue leave mad because we didn't do things the way they wanted. This whole week has been kind of that way. I posted what I thought was an interesting cartoon from 1948 a couple of days or so back that got me called basically stupid because my grammar and spelling wasn't correct and I showed my belief in God.
