We had a signed contract for an online HUD home. Well qualified buyers ready to move forward and a signed contract. Of course we did not get any information from HUD until the offer was executed and then they sent some disclosures. We were ready to meet their stringent deadlines for inspecction etc. and were moving forward. Now comes the fun----the management company sends the form to OK the inspection and turn on the utilities, of course at the buyers expense, that's OK until we read on further. I do not know how your market is but Montrose Coloradois certainly different from anything I have known. We are dealing with buyers from $56,000 to $1,000,000 and all points in between. People are looking for the deal of a lifetime and in some cases they are out there. The snowstorms have stopped but not without some exciting property showings. We spent last Friday and Saturday showing property in a blizzard, our clients were from out of state and wanted to see winter. They got a big dose. We actually only got stuck on one occasion in Ridgway Colorado in Loghill Mesa at Divide Ranch Golf Community. We we showing some million dollar plus listings and had a really interesting day. Today I get to show new clients property for the first time in Montrose Colorado. They are coming in from Montana and Relocating to Montrose.
