Homes For Heroes- Warning to anyone wanting to sign up

This, of course, is not meant to cause any controversy or problems of any kinds, but I would like to put out a warning to any and all agents who get approached by the Homes For Heroes program.

ASK TONS OF QUESTIONS, and make sure the person you speak to doesn't double talk you. This lady I spoke with was a great double talker, and wouldn't actually answer my questions. The only way I got my questions answered was to restate her words into my own words and she would say "that's part of it" and then double talk some more.

Here's the gist...

It costs you, the agent, 25% for each transaction. This is not a referral fee to the company, but this is a 25% cash back, rebate, gift, whatever you want to call it, back to the "hero", the buyer.  In Texas, an agent is allowed to give the principle of the transaction money at closing, so this is not a problem.

I also have no problem giving the 25% because it would be like a referral fee...

What I have a problem with is all the other hands that are being held out.  Let me make sure you understand that Homes For Heroes, though they really want to help "heroes", they are a FOR PROFIT company. That means they're not a NOT-FOR-Profit company That means they have to make money.

Where do they make money?  They charge the "affiliates" $120 a month. Yes, that's $120 a month, just to be called an affiliate.  That gets you NOTHING!  Let me also explain that Homes for Heroes will remind you over and over that they are not a lead generating company.  That further means that you could be paying that $120 a month each and every month throughout the year, and never get a Hero referred to you.

Also, when you do get a Hero, and they close, you owe the company $150 for every $100,000 sales price.  So, if you sell a $300k home, you owe them an additional $450.

Hold on, the hands are still out. You know what else they expect you to do?  They expect you to take your marketing budget and now market yourself in your neighborhood as the agent who wants to help people.  Ok, that sounds great, but don't all agents want to help people?  Can't I do that same marketing and NOT pay a 25% fee back to the buyer??

Oh, but you're marketing yourself as "the Agent that gives back"...  Again, I can still say that since my office is a Children's Miracle office.

Don't get me wrong, this might be a great program for you to work. I'm just saying ASK QUESTIONS or you're going to be dishing out money right and left without any warning.

Good luck to all the heroes as they deserve help finding a house... just like all people who work hard.

Concerned I was told I would get money for the closing and 25 percent back after. I am disabled. This is a huge move for us. I was told this is the way to go. Retired using va first time. Found a house. But if the max is 500 and not 5000 like I was told then who is telling me the truth. I will Ned the house set up for me after and that will not be hugely exspensive but 500 vs 5000 Usa big difference. Please teller the real in and out of this program. I need my va eligible form. How

Hi Kate - sounds like your looking to use the program - I would suggest going to www.HomesforHeroes.com and finding an agent in your area. The amount you get back is based on the price of the home you are buying. If you are a VA buyer - I'm sure this program can help you and give back to you.

Was told about this program from a lender and it sounded great! Signed the contract on Friday. Tried to read it and it is clear as mud. Looked again online and then sent an email to Sandra Kramer who said that the contract stipulates that the 30% commission comes from the companies gross commission. I am an independent contractor and cannot give away the 30% of the company's commission. I can only negotiate my own commission. Today is Monday and I wrote an email to Homes for Heroes cancelling my participation. I did see red flags last week when I tried to call two numbers and the calls weren't going through and I couldn't get a return phone call. In the back of my mind I was wondering what kind of organization I was getting involved with. When I asked questions I was given different information than my lender friend. Feeling dirty right now.

I wish I could take down the post above. I talked to the representative and she said they take complaints seriously and will take steps to remedy my complaints. The rep also offered to give back my money. Don't know where this will go but glad to have a responsive and courteous resolution

what a screw job, 30% of commission, yes hero gets 25% but do the math people, 5% goes to homes for heroes, rumours have it the the owners daughter bought a $1,000,000 with your 5%

sorry, $1,000,000 home folks. Think about it 5% of thousands of transactions adds up, although they will never tell you what it adds up to, obviously enough to buy a $1,000,000 home. Imagine what the owner is pulling in. Save your $$ and do it yourself, trust me as a former affiliate I can tell you skip this, do it yourself, they will rope you into a contract and once you realize your can do it yourself, they have you locked into a 2 year no-compete

I remember I inquired about Homes For Heroes one time and the reason I told them I wasn't interested was because they told me it was not just vets, also teachers, police, firefighters (which was fine) but the catch was I had to give 25% to ALL vets, teachers, police, firefighters whether they were referred by HFH or not. Which basically meant I would have needed to avoid working with them if they came from any other source like Zillow etc. where I had to pay money elsewhere.

When I buy a Zip Code is that the only area I can market Homes for Heroes in. I am considering buying a Zip code but market is several other Zip Codes. Is there any restriction.

Hello, is this still an active site? (this post is dated 2009, so am not sure...this is now 2019)...Anyway, if so, I wanted to ask if this company you are writing about, Homes for Heroes, is different from Hometown Heroes, which seems to be a similar company. Are they the same company operating under another new name now also, Hometown Heroes, or are they completely separate? Thank you~

They are not the same company. Hometown Heroes is lower fees I think - but same mission and goal overall I believe. I'm still a HFH affiliate and still find value in it - after 6 years.

Much has changed in the Homes for Heroes program since the original post in 2009. Agents pay to join the program, pick their zip codes, & then a 30% referral fee on each transaction. No additional fees & we get tons of marketing material to use for our own advertising. :)

Seriously, I was just contacted by a Hometown Hero Project and I very much disliked his sales pitch which bordered on strong-arming and not listening to my concerns. I had him send me an email which states that their most popular pkg is now on sale for only $130! Stop! Realtors have way too many hands in their pockets. Let's find a NON-profit Veterans Company to help Veterans!

Wau 2020 and got a phone call from a marketing employee of homes for heros.
I asked him questions he got a bit nervous.
How does this work with RASPA?
Anyway love all my heros, but not getting leads and you have to still market yourself on your own.....nop no interest. Another marketing way for the owners of homes for heros to get funds for there retirement.
Who is thinking of Realtors retirement? ....
