Marketing Only Gets An Agent SO Far~

I think I may need to send a fellow Realtor a thank you note, or at the very least an appreciative smile. This particular gentleman has been absolutely fantastic for my business. This morning, I received my 5th buyer client in less than 2 months from this lovely man.

I am pretty certain he isn't doing it on purpose. It is always the same story, the prospective client calls me a bit frustrated that they can't get him to return a phone call, or he didn't seem to really listen, or he was at his other job every time they called.

His firm does a good bit of marketing, but marketing only gets an agent so far. It doesn't seem to matter how fancy your portrait, how glossy your ads, if you don't meet the needs of the clients!

He may capture them initially, but thankfully he sends them over to me:). He is becoming one of my better marketing tools, at NO COST:)

It is a true testament to the absolute necessity of "doing what you say you are going to do". It seems so simple to me. Just return a phone call, an email, or send them the package you promised! Is it really that difficult? Must be.

The prospects are always extremely frustrated. They just wanted answers to the questions they had asked. They just wanted him to do what he (and his firm's marketing) promised would be done.

 

I am proud of my marketing. It has proven effective as well; however, I am more proud at my ability to engage those that need my help. I am proud that my team is dedicated to true, professional service.

When a buyer/seller requests answers or information from my team, not only will they get it, we go above and beyond. We put more energy into our service, than our portraits. Our clients are simply our priority.

So thanks, Mr. Realtor. You are doing a fantastic job:)

 I even wrote a recent blog entitled "What if Realtors Provided Nordstrom-level Customer Service."  I don't think many people saw it, but it's all about separating yourself with extreme customer service - going above and beyond!

Talk is cheap, walk the walk. Do as you say you'll do, establish trust, have good curb-appeal (dress for success, well groomed) and be professional. It doesn't hurt to be as charming as possible without having the customer throw up. In retail or in real estate, it's Servive,Service,Service.

Wow! I just got home from showing property to see this post had been featured (or something like that). Maybe I should give a bit of clarification....

The office (real estate sales) that seems to send lots of traffic my way just happens to be just down the road a bit from my office. Many who come from out of town may see the "agent on duty" sign and stop in. So usually it is because it is the first office they see.

Fortunately, I have a very good working relationship with most (we all have those one or two agents we just can't seem to mix with:)) Realtors in my market. I have even tried to hint to this gentleman that maybe just maybe he might want to follow up a bit more. I am sure he has good intentions. I am afraid he lacks a bit of work ethic. Is that harsh?

Anyway, once again a buyer he somehow forgot to call back decided to write a contract with me. No complaints here!

    I try everyday to imagine I'm that customer at the end of the table or on the phone and   

    how would I expect to be treated. Pretty simple, but, like you said, apparently not for 

    many.  What goes around, comes back and bad service will bite you every time, sooner

So true. We have to follow up on contacts immediately and meet their needs. How foolish to spend money to get leads, and then not follow up with them.

This exact scenario just happened to me!   He said he had contacted several agents via the internet.   He had found listings they had and needed a few questions answered.    He told me that other agents didn't seem to be needing any business, because he could never get a one to follow up.     I guess I am just astounded.   In our market here, where we have to sell 2-3 times as many homes as a few years ago to make a decent income, I would think agents would be jumping all over themselves to help someone who is a valid prospect.    In one respect, I am happy because it's more business for me.   But, in another respect, it's a tough job to turn over the public's perception about what a "Realtor" is and does.    That is a definite uphill battle that I am happy to fight!   All the best to you all in 2010

The consumer or client must find that the service delivered is useful, courteous understandable, convenient, safe, timely, accurate and reliable. Acronym "UCUCSTAR".
