Great post and so true.  Welcome to Active Rain and Property Management Group.

We started out just property managing homes for out of state owners.  But more and more are taking over for owners in town who don't want to or have enough time to lease and manage their investment homes.  

We are seeing a strong leasing trend with executive homes in Atlanta that we expect to continue for quite a few years!

Right on and some of the folks just do not realize the work property managers do. The money they save as well as the money they make.

Good post. I agree with just about everything you said. I do PM in Santa Rosa, Sonoma County, about 1 1/2 hrs north of the Golden Gate. One of the largest problems we are coming to terms with here is the pot growers who have local license to grow. Do you have pot growers there? I'd also be curious to know  what you have to pay for the unlawful detainer and then the eviction, assuming they get out, and don't make you go to court.
