Even in Austin and Central Texas, home foreclosures are up. As a percentage of total sales, foreclosures were 2.6X higher in 2009 than they were in 2005: Foreclosure postings up I have represented sellers and buyers in short sales and foreclosure situations for years, but I have just completed some significant and focused training, and I am reaching out to homeowners in Central Texas who are in financial distress and struggling to keep their homes, or to at least avoid foreclosure. If you or someone you know is going through this devastating situation, please have them call me. I would love to help them get past this and begin to put their financial lives back together.

Thanks, Don, and all the best to you.  I noticed Idaho in the top 10 foreclosure rates:

You should be very busy this year helping folks there avoid foreclosure!  Obviously, we would all prefer that the market weren't in this situation, but being able to serve others is an important part of why most of us got into this business, and these people can really use our help.
