Brea,CA Real Estate Sales Report ~  Brea is located in norther Orange, Co. CA and is adjacent to Los Angeles and San Bernardino counties.

Brea Single Family Homes for Jan. 2010:

  • 61 re-sale homes were for sale,as compared to 52/61/53/50/59/56/67/81/65/94/ respectively for the past few months.   
  • 19 pending sales & back-ups, compared to 22/20/21/28/42/33/20/23/18/15/24/20/16 in prior months.  
  • 19  homes closed in Jan. as compared to 17/29/33/23/20/22/15/24/29/12/13/20/11/28/30 respectively in the prior 12 months. 
  • Average selling price for Jan. was $600,989 for 2,292 square feet.
  • Average days on the market was 59 as compared to 76,47, 77, 56 & 78 in past four months. 

Brea Condo Sales Activity for Jan. 2010:

  • Only 7 condos were for sale in Brea, (same as last month) and compared to 12/13/10/10/14/16/14/6/12/9/13 for 2009. 
  • 3 pending sales/back-ups went into escrow, compared to 4/12/4/8/4/6/3/3/1/4/3/1 for 2009. 
  • 5  condos closed  escrow  compared to 3/4/3/6/2/1/2/6/0/5/3/4/2 respectively in preceding months.
  • Average closed condo prices was $328,333 for approximately 1,278 sq. ft. with an average marketing time of 25 days on the market.  

Brea is a City is well known for excellence in education. The schools have been definite attraction for residents in our community. Many of us who live here say Brea enjoys some of the bigger city benefits, yet maintains a small town feeling. Hello Lynda,

It looks like the inventory is low in Brea. Our inventory here in the San Francisco Bay area/San Mateo County is low too and we are seeing multiple offers.

Hi Myra ~ Same thing here too, multiple offers on many of our properties. I think it's going to get even more active once we get close to the April 30th tax credit cutoff.

Cherise ~ So it looks like things move in your direction.

Jo ~ Yes, they're creeping up. My last closing (last week) sold 7% over the asking price and we had multiples on that one (entry-level housing for us, $245,000).
