I Just Don't Understand- Follow-up

Based on the many responces I received on my Blog I wanted to follow up and let each of you know how this mess played out.

I had the original offer with a time limit of Tuesday at 5pm. Well Tuesday rolls around and no phone call no counter nothing.

I called the listing agent who's Broker told me the agent had not had time to present the offer so I would have to wait until Wednesday. Wednesday afternoon 4pm- Still nothing. I called again and got the Broker again. She called the listing agent who explained the Seller wanted to counter at full price and no closing cost. I explained to the Broker to please verfiy that the Seller understands that this is a cash offer and can be closed within 15 days.

The Broker called me back and said yes the seller knows. She said please don't let this deal die which given the cistuation I thoght the statement was crazy.

I spoke with the Buyer 3 seperate times and each time she explained all I know is this is a Buyers Market. She asked me counter the Seller and agree to a full price offer as long as the Seller agreeded to replace the MAUVE carpet with Hardwood.

Got a call back asking me to put something in writing whcih I did. Just received Counter# 3 which states Seller will accept full price only and no closing cost,

So at this point the deal is completely dead! Just thougth you guys might want to know.

The original offer was about 3k below asking price and the Listing Agent said the Sellers got offended with my offer.

What a silly mess!

Paula, looks like the deal was so close. It appears the seller may be making a mistake and might garner less later on.

Hi Paula~  Sometimes there is no rhyme or reason to some of the things that happen in real estate.  And sometimes peoples emotions get in the way!

Wow, $3k less than full price & they are walking away? That is a crazy mess! How is the house priced with comparables?

It sounds like they need more time.  If they're lucky, your buyer will not have already moved on and gotten another home under contract.

3k should have more than covered the cost of replacing mauve carpeting.  If they wanted the house that badly, they should have come up to the asking price, that was your job to convince them Paula.  You might want to try using spell check next time you write a blog too.

It sounds to me like the listing agent is not advising the sellers very well... of course I didn't read your original post, but I a not quite sure why the Broker is playing go between between you and the listing agent.  It just seems like the listing agent didn't prepare the sellers correctly if they are offended at an offer only 3000 below list.  Sounds like a good offer to me.
