So ... You Think You Know The Market?

I just read a blog post by an agent in NYC that could be written by any experienced agent or broker in the US. The question posed as a problem is, "Do you know the market, if you know what the sale price of a property was?" She writes a personal explanation of her experience.

Experienced agents and brokers across the country face this topic every day. We all deal with it. It does seem that there is a trend by smart consumers to utilize an experienced professional. Experienced agents and brokers can explain, verify, and identify properties that truly meet a consumers interest much faster and with more validity than knowing the price of a nearby property that has sold.

It may be that all the real estate web sites are becoming as much of a stumbling block to consumers as they are an aid.

I've worked with a variety of "expert" buyers and sellers. Their feeling of expertise is based largely on the fact they can do Internet searches and, of course, most have a relative or friend in "the business" who has fed them all they know.

I've found that working with their feeling of knowledge and adding my own "local" familiarity and generally more up-to-date information, we usually get along well. In fact, some of the biggest "experts" have become my best advocates!! 

That said, some are pretty hard to keep pace with at times! :o)

Very interesting blog.  I suppose there will always be clients who have a hard time trusting the professional they've chosen to hire (doesn't make sense, I know.)  Quiet, calm confidence is the way to approach them, I believe.  Thanks for sharing this!

(ps   I PROMise I am not a grammar policewoman, but you might want to take a quick reread of your response to her post, starting with "THE Market can be defined...".  I think a wrong letter key got hit).
