It's Nice To Hear, "I Trust You Jackie!"
I took a new listing on Saturday. I sat down with my new client and went over the listing paperwork. I gave a short explanation as to what each document is for and I asked her to read everything before signing. I'm that way. I do not care how long it takes. I read everything no matter who is sitting in front of me so I make sure to have my sellers and buyers read everything before they sign documents.
Then I hear,........."it's ok Jackie, I trust you" and off she signs. Yes, I can be trusted. I know myself but she didn't know me from a hole in the wall. It was very nice to hear that. I'm sure she will read every document entirely at her convenience. She also has sold a home before so she was familiar already with what she was signing.
The point is, before signing anything, read it even when someone explains it to you. Don't worry about time. I always allow time for everyone to read everything before signing. I expect it and so should you.
Great advice Jackie.................when I was leasing apartments, I went over every document in detail with a new resident, so there were no questions or surprises "after the fact".
When I get a consumer who wants to sign before reading, I read it to them. Takes time but I warn them in advance that we will need about 2-3 hours for document review. That's for buyers. About an hour is enough for sellers.
That way, I never have to say, if they have questions, "the contract says"...........
Actually, a lot of question can be fielded before they get to the stage of signing. I give a buyer a SAMPLE contract form when we meet so they can review and get back to me with questions.
Jackie.....it's very important that the client knows that you understand what's in those documents....and by explaining each one, they will have confidence in you as an agent and know that you are leading them properly.....there are many agents who don't understand the meaning of any of the documents to be signed....hard to believe!!!
Jackie, good reminder and comments that followed! I also provide a copy or "draft" of the agreement for my clients to review before I have them sign it. Then I can answer their questions or make changes to the agreement, whether a purchase contract or a lease agreement and they can sign feeling confident that they know what they are signing. ~ Susan

Hi Lenn, It takes me about an hour for sellers and a little more for buyers. Here in New York, we are an attorney state so it's the attorney's responsibility to explain the contract. I also give buyers a sample Purchase Agreement in the beginning so they know what they are getting into before making an offer.
Hi Barbara, Now that is hard to believe! If an agent doesn't understand it then how can a seller or buyer understand anything? When I first started as an agent, I made sure I knew the forms backwards and forwards!

Jackie, when you work in your clients best interest it shows and she got that. I'm working with a young couple that told me that and of course was flattered...hearing that only makes me work harder for them, which is not easy because I'm all out for my clients anyway.
